West Newton Painters — Chestnut, Otis, Lenox & Highland streets

In 1830 the hill south of the village was woods with a single farm. Once the Boston & Worcester Railroad reached West Newton in 1834, Chestnut Street and what is now Highland Street were laid across it, and a few houses followed in the 1840s and 1850s. The real growth came later. The National Register nomination for the West Newton Hill district, 36 acres on the summit and north slope, counts 58 contributing buildings, and 74% of them were built between 1880 and 1900, mostly large single-family Queen Anne, Shingle and Colonial Revival houses on big lots.

The handful of earlier houses rarely look their age. The nomination notes that most were considerably updated with Colonial Revival details, such as the elaborate portico added to 274 Otis Street, and at least one Lenox Street house may have been re-clad in shingles after it was moved in the 1880s. After 1907, builders on the Hill kept to the Colonial Revival, sometimes in brick.

The wider area is less uniform. Census Tract 3744, which covers the Hill and stretches south toward Waban, has about 46% of its homes built before 1940 but also a quarter built since 2000, along with a 1950s cohort of about 18%. So a street of 1890s Queen Annes can sit a few blocks from much newer construction.

Two eras of trim on one house

Where an 1850s Italianate or Greek Revival house got Colonial Revival work around 1900, the trim pieces often differ in age, wood and paint history. Older sections may carry many more coats, so they can peel at a different rate than the rest of the facade. We test and scrape each area separately rather than assuming one condition across the house.

Shingle Style walls

Lenox Street and nearby blocks have several Shingle Style houses from 1889 to 1895. Painted or stained, a shingled wall needs the stain or paint worked into every butt edge and keyway, and a brush follows any sprayer. Cracked or cupped shingles get replaced before coating so water stays out.

Not a local historic district

More than 30 volunteers documented the Hill's history and architecture in a January 2017 study, but the Hill is not one of the four areas that formed local districts. National Register listing alone doesn't regulate private paint work. Demolition is different: the Historical Commission reviews applications and can impose a 12- or 18-month delay.

Big lots, tall houses

Steep hipped roofs, cross gables and high dormers, all described in the nomination, put a lot of trim well above ladder comfort, so upper gables usually need staging or lifts. Wide lots usually make setup easier, but plantings close to the foundation still have to be tied back and covered.
