Newtonville Painters — Walnut Street, Highland Avenue & Otis Street

Until the mid-1800s this was farmland, with a teamster stop on today's Washington Street that became the railroad depot around 1845. The National Register district drawn in 1986 covers 40 acres and 143 properties, mostly south and west of the shops, and follows Walnut Street for nearly half a mile as it climbs toward Bullough's Pond. The oldest Greek Revival and Italianate houses sit at the low, northern end; the higher blocks filled in around 1900.

The block between Walnut Street and Lowell Avenue, on both sides of Highland Avenue and Otis Street, was described in the nomination as the largest concentration of undisturbed Victorian-era homes in the village: Italianate, Mansard and Queen Anne. Even in 1986 the survey noted owners repainting some of them in period colors. In 2002 the City Council created the Newtonville local historic district, which the city describes as large detached houses, originally single-family, on moderate-sized lots, mostly Queen Anne and Colonial Revival.

Outside those streets the housing changes. In Census Tract 3734, which takes in Walnut Street, part of Highland Avenue and the streets near the center, about 30% of homes are in two-unit buildings and only about 31% are single-family detached. The Massachusetts Turnpike extension of 1962 also cut into both the commercial and residential building stock along its path.

Bracketed eaves and carved porches

The nomination's Italianate examples, such as 66 Highland Avenue, carry scroll-sawn brackets, paneled friezes, window hoods and chamfered porch posts. Each bracket has end grain and joints where paint fails first, so most of the prep time goes into scraping, priming and caulking ornament, not the flat siding.

Two-family houses with two sets of owners

With roughly three in ten units in two-family buildings, many exteriors are shared. When the two units are condos, a full repaint usually needs both owners to agree on scope, color and timing, and sometimes a written association vote. Our condo painting page covers that process.

Wood that imitates stone

A few early houses, like 375 Cabot Street, use flush horizontal boards scored to look like cut stone. That surface should stay crisp. Heavy filler or a thick textured coating would blur the joints, so thin coats over well-sanded wood work best.

District rules and lead

Inside the local district a repaint in any color needs no certificate, but replacing trim or siding with something different does. With about 80% of homes in the tract built before 1980, scraping old trim means following the state's lead-safe rules.
