Chestnut Hill Painters — Eastern Newton

The Hammond family settled this easternmost part of Newton in 1665, and their name survives on Hammond Street, Hammond Woods and Hammond Pond. It stayed thinly settled until rail lines reached it in 1850 and 1852. After Captain Joseph Lee died in 1845, his heirs laid out a plan for country estates, and prominent North Shore families followed, earning the area the nickname the Essex Colony. From 1880 to 1910 the remaining land was divided into large building lots and private estates.

The result is what the city calls an intact neighborhood, with houses of consistent quality from the mid-1850s into the early twentieth century. Colonial Revival, Georgian Revival and Shingle styles dominate, many designed by architects, set on landscaped lots where winding streets follow the terrain around rock outcroppings and tall trees. The city made it a local historic district in 1991, and the Old Chestnut Hill National Register district was expanded in 1990.

Census data for the tract covering this area shows how uniform it is: about two-thirds of homes predate 1940, roughly seven in ten are detached single-family houses, and a similar share are owner-occupied.

What the historic commission does and does not review

Inside the district, exterior changes need an application to the Chestnut Hill Historic District Commission, and visible alterations need a Certificate of Appropriateness. The city's design guidelines make one exception: repainting and paint color need no certificate. Repairing or replacing a rotted cornice, swapping siding material or changing a window is different; in-kind repairs may be approved at staff level, but the application should be filed before the carpentry starts.

Big houses, big surfaces

Georgian Revival facades carry long runs of cornice, pilasters and multi-pane windows; Shingle-style houses have wide walls of wood shingle that can be stained or painted. Either way, the sheer square footage and height mean more staging, more days on site and a firm sequence so one elevation is fully finished before the next starts.

Shade, trees and rock

The city describes these houses as set among rocky outcroppings and tall trees. They also keep walls damp longer and drop debris on gutters and roofs. Mildew washing, trimming branches back from siding and checking sills on the shaded sides belong in the plan, and ladders have to be set on uneven, planted ground without damaging it.

Old finishes on fine interiors
