Painting for Rental & Condo Properties — turnovers, common areas, exteriors.

AJ Painting paints rental units, condo common areas and building exteriors in Massachusetts. Each job gets a written scope and an insurance certificate for your file, and occupied buildings are painted on a schedule your residents are told about in advance.

For a property manager, a paint job is measured in vacant days and resident complaints. A turnover repaint that runs two days long is two days of lost rent. A hallway painted without notice is a week of emails. The work itself is straightforward; the planning around it is what you are really hiring.

So the scope we write covers what a manager actually needs to know: which units or areas, what gets painted in each, the product and sheen, how many days, and what residents will be told and when.

What we paint for managed properties.

How it's run

Built around vacancies and residents.

  • Written scope per unit or area, with products, sheens and days on site
  • Insurance certificate issued to your company before work starts
  • Occupied buildings painted in sections, with notice before each one
  • A record of the colors and sheens used, so the next turnover matches

Pre-1978 rentals: painting is not deleading

Two different sets of rules apply to older rental housing in Massachusetts, and they are easy to confuse.

The Massachusetts Lead Law

When a child under 6 lives in a unit built before 1978, the owner must have lead hazards removed or covered and get a Letter of Compliance. That work follows the state's deleading regulations and is done by licensed deleaders, with some lower-risk tasks open to trained owners or their agents. A fresh coat of paint over lead paint does not bring a unit into compliance.

The EPA RRP rule

Separately, any paid renovation or painting that disturbs more than 6 square feet of painted surface per room inside a pre-1978 unit, or more than 20 square feet outside, must follow lead-safe work practices. Our lead-safe painting page covers what that means on site. If a unit needs deleading, that comes first; painting comes after.

Make turnovers faster with one paint standard

The biggest time saver across a portfolio is not a faster crew, it's a standard. Pick one wall color, one ceiling white and one trim white, with fixed sheens, and use them in every unit. Touch-ups at turnover then blend instead of flashing, partial repaints become possible, and leftover paint from one unit is usable in the next.

  • Walls: a washable eggshell or satin that survives cleaning between tenants.
  • Ceilings: flat, to hide patching and uneven light.
  • Trim and doors: semi-gloss or an enamel that can be wiped down.

The paint sheen guide goes through the trade-offs of each finish in more detail.
