For builders, remodelers & general contractors

A Painting Subcontractor that bids in writing and shows up insured.

AJ Painting takes interior and exterior painting scopes for Massachusetts builders, remodelers and general contractors. You get a written, line-itemed scope and our insurance certificate with the bid, so the paint line on your schedule is one less thing to chase.

On a build or a remodel, painting is the trade everyone sees and the one that absorbs everyone else's schedule slip. The problems are rarely the brushwork. They are a vague scope, a missing insurance certificate on the morning the crew arrives, and no plan for the touch-ups after the electrician and the flooring installer have been through.

We price and run the paint scope the way a GC needs it run: what's included is written down room by room, the certificate is in your file before the first day, and the final touch-up visit is part of the scope instead of a favor.

What we take on

Scopes we bid for builders and GCs.

What comes with every bid

The paperwork, before the work.

  • A written scope, line-itemed by area, with products and number of coats
  • Certificate of general liability and workers' compensation insurance
  • Written workmanship warranty terms on the estimate
  • A reply within 24 hours on new bid requests

Where paint fits in the build sequence

Most of the friction between a GC and a painter is sequencing. The order below is the usual one for interiors; your job may differ, and the scope we write follows your schedule, not this list.

  1. Drywall finished and sanded. Paint shows every flaw in the mud, so walls should be signed off as finished before primer.
  2. Trim, doors and built-ins hung. Caulking and filling nail holes happens before the trim coats.
  3. Primer and first finish coats on ceilings, walls and trim, while floors are still protected or unfinished.
  4. Other trades finish: flooring, electrical trim-out, plumbing fixtures, hardware.
  5. Touch-up and final coat walk-through after those trades leave, before the homeowner walk-through.

On exteriors, Massachusetts weather sets the window. Paint and stain labels list a minimum surface and air temperature, and late-fall dew or an early freeze can put an exterior closeout into spring. If your schedule has exterior paint after October, tell us when you request the bid so the scope says what happens if the weather closes in.

Older houses: lead-safe rules cover the whole job

Remodels of homes built before 1978 fall under the federal EPA Renovation, Repair and Painting rule whenever the work disturbs more than 6 square feet of painted surface per room inside, or more than 20 square feet outside. In Massachusetts it is administered by the Department of Labor Standards. The rule applies to every trade that disturbs paint, including demolition, window replacement and carpentry, so containment is easier to plan once for the whole project than trade by trade. Our lead-safe painting page explains what the rule requires on site.
