Holbrook started out as East Randolph, a village known for making boots and shoes, and became its own town on February 29, 1872. Census figures show 19.2% of housing units built in 1939 or earlier and 35.7% built during the 1950s, with a median construction year of 1957.
That matters outside because 84.1% of units are detached single-family houses. Each one has four exposed walls, its own trim, gutters and entry steps, and no neighbor sharing the upkeep. Sun, shade and runoff differ from one elevation to the next, so each side gets judged on its own condition rather than on the house's age alone.
Out of 4,398 housing units, 3,495 were built before 1980. In 1978 the federal government banned the sale of lead-based paint for use in homes, so the bottom coats on clapboards, window casings and porch rails of an older house may contain it. Scraping and sanding those surfaces sends chips and dust into the soil along the foundation, and once there it is hard to clean up.
The EPA's Renovation, Repair and Painting rule requires a certified firm for paid work that disturbs paint on a pre-1978 home. On an exterior, that means plastic spread on the ground below the work, no open-flame burning, no power sanding without HEPA dust collection, and a careful pickup of chips and debris before the job is signed off. Details are on our lead-safe painting page.
Owners who would rather remove lead from failing surfaces than keep painting over it can ask Holbrook Community Development about its low-cost deleading loans and its 0% deferred-payment rehabilitation loans for income-eligible owners of buildings with up to two units.
Wood clapboards and shingles take paint or solid stain, and the prep is about removing loose coats, priming bare spots and caulking open joints. Vinyl can be painted, but only with a vinyl-safe formula and a color no darker than the manufacturer allows; a dark coat absorbs heat and can warp the panels. Faded aluminum siding leaves a chalky powder on your hand, and that chalk has to be washed off, then the surface primed, or the new coat will not bond.
Peeling down to bare wood often points to moisture behind the paint rather than bad paint. Our article on common exterior paint failures in Massachusetts shows how to read blistering, cracking and alligatoring.
The town keeps a sizable piece of woodland: the Holbrook Town Forest covers about 115 acres of woodland and forested wetland, with oak, beech, maple, hemlock and pine, and Hemlock Brook runs through it. If your lot backs onto trees like these, or a wall stays in shade most of the day, expect that side to dry slowly after rain and to grow mildew and algae.
Mildew has to be killed and rinsed off before painting; paint applied over it lets the growth come back through the new film. Trimming branches back from the siding, clearing gutters and keeping mulch below the bottom course of siding all help a fresh coat last.
The Holbrook Square Historic District is on the National Register of Historic Places. It consists of three civic buildings along Mary Wales Holbrook Park, built after a December 1877 fire destroyed the earlier town hall and church: the brick High Victorian Gothic town hall, the Stick-style Winthrop Congregational Church and the Panel Brick Central Fire Station. The 1873 Italianate Roberts School on Union Street is listed as well.
For private homes, the Holbrook Historical Commission describes two programs: a demolition delay bylaw adopted in 2012, and an effort to identify historically significant houses for plaques showing the original owner and date. Neither program is described as covering paint. If your house carries one of those plaques, it can be taken down or masked before the walls are washed and painted.
Exterior coatings need surface and air temperatures inside the label's range and enough drying time before evening dew. Late fall still offers some workable days, but fewer each week; our post on painting a house in November explains the limits. If you are planning ahead, the best time of year to paint in Massachusetts lays out the season, and a deck refresh can be done at the same time; see the Holbrook deck staining page.

See the photos →It depends on the product and the forecast. Each paint has a minimum surface temperature, and it needs dry hours before dew settles. Some fall days still qualify, but if the boards need a lot of scraping and priming, starting in spring is often more realistic.
The town's Historical Commission describes a demolition delay bylaw and a house plaque program; neither is described as covering colors. The National Register district in town is made up of three civic buildings. If you are unsure whether something applies to your house, the commission is the right place to ask.
On a house built before 1978, it could. Testing gives the answer; without one, the scraping is done under the EPA's lead-safe rules, with ground cover and a thorough chip cleanup so nothing ends up in the yard.
Yes, if the panels are sound and you use a paint made for vinyl in a color within the manufacturer's heat limits. Cracked or warped panels should be replaced first.
Not by itself. The growth has to be cleaned off and killed before painting, and the conditions behind it, such as shade, overhanging branches and clogged gutters, need attention, or it returns.
House size and height, how many layers need scraping, siding repairs, trim detail and lead-safe setup decide the price. Our exterior painting cost guide lists Massachusetts market data, and a free visit produces a written estimate for your house.
