1. Substrate condition

A 1990s home with intact vinyl needs a wash, a scuff-sand, and two coats. A 1960s cedar-sided home with chalking siding and failing caulk needs scraping, oil-bond primer on bare wood, full caulk replacement, and two coats. Both can look the same in photos. The labor difference is 40%.

2. Color count and color depth

One-color repaints are fastest. Multi-color schemes (accent walls, trim contrast, ceiling color) add cut-line labor — those sharp edges where two colors meet are hand-cut, not taped. Deep or saturated colors (deep navy, oxblood, burnt orange) often need a tinted primer + 3 coats instead of 2.

3. Trim complexity

Modern flat baseboards and door casings are quick. Victorian-era moldings, crown molding, wainscoting, and detailed door panels triple the linear-feet labor without changing the wall coverage. We brush heritage trim by hand — sprayed trim looks wrong on a 1900s home.

4. Furniture, art, and access

A vacant home is the fastest paint job. An occupied home with delicate art, fragile furniture, and child- or pet-protection requirements adds protection time. Access matters too — high vaulted ceilings need scaffold or lifts; tight Boston-style three-deckers need careful staging coordination with neighbors.
