Cabinet Painting in Chelmsford, MA.

The 1960s are the largest single decade in the town's housing count: 3,437 units, 24.7% of the total, according to the Census. Assessor data analyzed for the 2021 master plan puts 53.2% of residential properties in the 1950–1969 period. A kitchen in one of those houses has had sixty-odd years to be remodeled once, twice or not at all, so the cabinets on the wall today could be from almost any era.

That is why a cabinet estimate starts with what the boxes and doors are made of, not with the age of the house.

What the cabinets are made of

Earlier painted cabinets are their own case. If they are already painted, the question is how well the old coat is bonded and whether it is oil or latex, because a new latex coat will not hold on glossy oil without the right primer.

• Solid oak: durable and paintable, but its open grain shows through paint unless it is filled first; skipping that step leaves a textured, wood-grain look
• Maple or birch: tight grain that takes a smooth painted finish with good sanding and primer
• Cherry and some other hardwoods: tannins can bleed through light paint, so a stain-blocking primer is needed
• MDF or plywood with a painted or wood veneer: paintable if the veneer is tight and not lifting at the edges
• Thermofoil or laminate: plastic skins that often peel at the edges; paint does not fix that, and these are poor candidates

When painting makes sense, and when it does not

Painting is a good fit when the boxes are solid, the doors are flat and square, and the layout works for you. It does not solve a cramped floor plan, sagging shelves, water-swollen sink bases or drawers that are falling apart. Owners occupy 82.1% of the town's occupied housing units. For a renter, painting cabinets needs the landlord's written approval first. Either way, a fully cured enamel, careful edges and hinges set back cleanly matter more than speed.

How the work goes

Doors and drawer fronts come off and are labeled so each one returns to its own opening. Every surface is degreased, because cooking residue left on the surface keeps primer from bonding. Then comes scuff-sanding, a bonding primer, light sanding between coats and two coats of a cabinet-grade enamel. Boxes and face frames are done in place with the counters, floors and appliances masked.

Older kitchens and old paint

Census figures put 67.8% of units in buildings from before 1980. In a pre-1978 house, original painted cabinets, pantry shelving or a built-in hutch may carry lead paint, and sanding them past six square feet in a room is covered by the EPA's lead-safe rule.
