Chelmsford Center Painters — Center Common, Central Square, High & Bridge Streets
The Center is the only part of town with a local historic district, and most of the buildings around its common are wood frame and date from the mid to late 1800s.
A town common ringed by clapboard and flushboard
Six roads meet at the Center Common: Billerica Road, Boston Road, Littleton Road, Westford Street, Chelmsford Street and North Road. The National Register nomination for the district, listed in 1980, counts 42 structures across about 35 acres and says the majority are of wood frame construction, dating mainly from the mid to late nineteenth century. Only five buildings and three additions were judged intrusions. The north end is residential, while shops cluster around Central Square to the south.
Town Meeting created the local historic district in 1975, and the nomination says its boundaries are substantially the same as the National Register district. A Historic District Commission administers the bylaw and still meets at the Town Offices on Billerica Road. Before any exterior work on a property inside the district, call or email the commission and ask whether your project needs its approval. We have not confirmed whether paint color falls under its review, so we will not guess for you.
Beyond the protected core, the 2013 Historic & Cultural Preservation Plan describes Federal, Gothic, Italianate, Queen Anne and early 20th-century Revival houses on High, Bridge and Westford Streets and on Littleton and Billerica Roads. Many were built for owners and managers of mills. The plan also points to one known kit house on Bridge Street. It stresses that only properties in the core of Center Village are protected by the district bylaw, so most of these surrounding houses fall outside it.
What makes Chelmsford Center projects distinct
Flushboard facades and fanlights
The nomination describes the Samuel Davis/Russell House as a Federal house whose facade is sheathed in flush boarding framed by Ionic pilasters. Flat-laid boards show every ridge of old paint, so surface prep on a facade like that decides how the finish looks far more than the topcoat does, and pilaster capitals need hand tools rather than aggressive scraping.
Brackets, hoods and cornices
The nomination singles out the heavily bracketed door hood of the Patrick Haley House, an Italianate cottage of about 1880. Brackets like these expose end grain, which soaks up water faster than flat board faces, so inspect them closely before choosing a prep scope. Expect the estimate to price brackets and hoods as detail work, separate from wall area.
Shingles over original siding
The 1868 Central Baptist Church had shingles installed over its original flushboard siding in 1937. Any siding laid over older boards can hide rot or hold moisture behind it. If a wall like that is due for paint, ask for a few test probes along the bottom course.
Lead under every older coat
Paint applied before 1978 may contain lead, and a house from the 1800s almost certainly has layers dating from before that cutoff. The federal RRP Rule requires certified, lead-safe practices when that paint is disturbed for pay. Our lead-safe painting page explains the containment and cleanup steps.

Chelmsford Center painting questions
Does the Historic District Commission have to approve my exterior paint job?
It depends on what the bylaw covers, and we could not confirm whether color is included. If your house is inside the district around the Common, ask the commission before work starts. The 2013 preservation plan says only the core of Center Village is covered, so houses on the surrounding residential streets are generally outside it; the commission can confirm whether a given address is in.
Why is the census data for the Center so mixed?
Tract 3171.01 covers far more than the village. It holds 3,122 housing units, and 38.0% of them are in buildings of five or more units, and the tract also includes 265 mobile homes. Treat those numbers as background for the wider area, not as a portrait of the historic core.
We own a unit in a converted building near Central Square. Who arranges the painting?
Exterior and hallway work in a condo building normally goes through the association. Our Chelmsford condo painting page covers insurance certificates and scheduling with a board.
How do I budget for an older house in the Center?
Trim density and prep drive the number more than square footage. Read the Massachusetts exterior painting cost data for the factors, then get a written estimate after an on-site visit.
