South Chelmsford Painters — Kate's Corner, Acton Road & Maple Road

South Chelmsford began as a farming hamlet at Acton Road and Maple Road, and its old farmhouses and barns now share the area with many single-family houses from the 1950s and 1960s, according to census data for the surrounding tract.

About the neighborhood

A farm hamlet amid 1950s and 1960s houses

The 2013 Historic & Cultural Preservation Plan dates the hamlet to the mid-1800s, when a school, church, general store, post office and social hall grew up at the junction of Acton and Maple Roads. Small industries ran nearby: the D.P. Byam Company made sleds and sleighs, and the Lucifer Match Company opened on Robin Hill Road in 1835. Kate's Corner still has the general store, the 1836 Baptist Church, a small triangular common and Greek Revival and Italianate buildings set among stone walls.

The plan calls the historic farmhouses the area's "predominate visual feature," even with newer and larger houses around them. It names the Garrison House on Garrison Road (ca. 1691), Red Wing Farm on Maple Road (ca. 1740) and the Bateman House (ca. 1790), a brick-ended Georgian farmstead the plan described as still in agricultural use. The 1908 Grange Hall at 17 Proctor Road is now a private home. The town surveyed South Chelmsford for a historic district but has not designated one, and the plan warns that the scattered settlement pattern would make district boundaries hard to define.

The census tells the other half of the story. Census Tract 3171.03, which contains addresses on Proctor Road and Maple Road but is drawn larger than the village, has 1,735 housing units, and 1,039 of them (59.9%) were built between 1950 and 1969; the 1960s alone account for 47.9%. Only 56 units, about 3%, predate 1940. Nearly every unit in the tract (99.5%) is a single-family detached house, and 98.5% are owner-occupied.

What makes South Chelmsford projects distinct

Brick ends on Georgian farmhouses

On a brick-ended farmhouse of the Bateman House type, the masonry is usually confined to the end walls, leaving wood on the front, the rear and the trim. Brick that was never painted should stay that way; coating it can trap moisture in the masonry. The painted scope is the clapboard faces, cornice and window trim.

Barns and outbuildings

The plan points to barns as part of what defines the village. Barn siding may be rough or weathered boards that absorb coatings differently from planed clapboard. Price a barn as its own line item so the house estimate stays clear.

1960s houses and the 1978 line

A house built in the 1960s falls under the federal lead rule because it predates 1978. Its original windows, doors and trim may still carry that first paint. Any interior or exterior scraping on those parts should follow lead-safe practices.

Stone walls along the work area

Where a stone wall runs near the house, ladder feet and staging need firm ground rather than the wall top, and paint drips are hard to clean out of stone. Protecting walls belongs in the setup plan.

South Chelmsford painting questions

Is South Chelmsford a protected historic district?

Not at present. The 2013 plan recommended a National Register district around Kate's Corner, parts of Maple Road to the Hildreth-Robbins House and parts of Proctor Road, but no designation followed. Outside any association or deed rules, color on a private house here is the owner's call.

My house was built in 1964. Does lead paint matter?

It can. EPA's RRP Rule covers homes built before 1978, so a contractor disturbing painted surfaces in your house must use certified lead-safe methods. A test of the trim tells you what is actually there.

Can you refinish the kitchen cabinets in a 1960s ranch?

That depends on the condition of the boxes and doors, which is judged in person. See cabinet painting in Chelmsford for how prep, primer and finish choices are handled.

Do you stain decks as well as paint houses?

Yes, deck work is a separate service from house painting. Our Chelmsford deck staining page covers cleaning, repair and stain types.

How can I estimate the cost of painting a farmhouse with a barn?

Start with the exterior painting cost factors for Massachusetts, then expect the barn and the house to be quoted separately after a site visit.
