Single-family detached houses account for 67.8% of the housing units in Millis, according to the Census, and 60.6% of all units were built before 1980. On a house from before 1978, scraping and sanding old exterior paint is regulated lead work, which changes how the job is set up long before color is discussed.

Beyond age, two local conditions bear on how long exterior paint lasts: the layering of old siding materials on the town's older houses, and the shade and moisture that come with a town that is heavily wooded and edged by river and wetland.

Siding: wood, asbestos shingle and vinyl

The National Register nomination for the Millis Center Historic District, roughly 110 acres around Curve, Daniels, Exchange, Irving, Lavender, Main and Union Streets, describes buildings that were originally sided with wood shingle or clapboard. Several were later covered with asbestos shingles and many more with vinyl, though architectural trim was kept in many cases.

Each surface calls for a different approach:

• Wood clapboard and shingle: scrape loose paint, sand edges, replace rotted boards, prime bare wood and caulk the joints before two finish coats
• Asbestos-cement shingle: do not sand or pressure-wash aggressively; clean gently, prime with a masonry-compatible primer and paint without breaking the shingles
• Vinyl with original trim: the vinyl needs only cleaning or a vinyl-safe color, while the wood cornices, window casings and porch parts that remain need the full wood treatment

Trees, shade and moisture

A 2019 climate-resilience report prepared for Millis by the Metropolitan Area Planning Council puts tree canopy at nearly 60% of the town and water bodies and wetlands at 28% of its area, with the Charles River forming one-third of the town boundary.

On a house with trees close by or low, damp ground around it, that can mean walls that stay wet in the morning, mildew on north and shaded sides, and wood near the soil that rarely dries out. A thorough wash with a mildewcide, trimming branches back from the house, and keeping a gap between soil or mulch and the bottom course of siding protect the job better than a thicker coat. Historic houses near the town center

The district lists 219 resources, 169 of them contributing, and the nomination notes that the John Richardson House on Curve Street, from about 1750, is the only surviving 18th-century house in the district. National Register listing recognizes significance but does not by itself regulate how a private owner paints with private funds. We could not confirm whether Millis has a local historic district or demolition-delay bylaw, so call the town before changing windows, trim profiles or siding on an older house.

Color choices on Greek Revival, Italianate and Queen Anne houses tend to read best when the scheme follows the style: a single body color with contrasting trim on the earlier houses, more color separation on Victorian detailing.

Season and scheduling

Exterior latex needs surface and air temperatures above the minimum on the label, which is 50°F for many products and lower for some, plus several rain-free hours afterward. Late spring through early fall gives the widest window, and siding that sits close to damp ground may need extra drying time after a wet stretch before it is primed.
