Census estimates put the median construction year of Avon's housing at 1954, and 37.1% of units (639 of 1,724) date from 1939 or earlier. Those two numbers describe a town where a freshly painted living room can sit over decades of earlier coats, and where the wall behind the paint may be plaster rather than drywall.

Plaster walls and ceilings

Plaster in houses of that age can show hairline cracks, nail pops where lath has shifted, and spots where the finish coat has separated. Rolling paint over a loose patch just makes the bulge more visible. The fix is to secure or remove loose material, fill with setting compound, prime the repair and only then put on finish coats.

Ceilings deserve their own look. In an owner-occupied two-family, an interior job may cover the owner's floor, a rental unit between tenants, or a shared front hall and stairwell.

Each of those has a different schedule. A vacant unit can be done room after room without moving furniture; an occupied one needs rooms cleared in sequence; a common stairwell has to stay passable while the walls and railings dry.
