A town that began as part of Stoughton and was incorporated on its own in 1888 has layers of building periods along its main roads. The state's 1979 reconnaissance survey traced Colonial and Federal-era Cape cottages on Pond Street, West Main and East Main, Greek Revival and Victorian side-hall cottages in the center, then Queen Anne cottages and bungalows, then subdivision tracts after 1915. Those periods left different trim details on the outside of the house, and each needs its own prep.

Before anyone picks colors, the house gets walked: which sides peel, where water runs, what the siding is made of and how many coats are already on it.

Old trim, old paint

MHC described the 1810–1840 Capes as having simple Federal and Greek Revival pattern-book trim at the doorways, and later Queen Anne cottages as the main type from 1870 to 1915. Doorway surrounds, corner boards, window casings and porch parts on houses like these may carry many coats, and the bottom layers on anything older than 1978 may contain lead.

Census figures count 77.4% of the town's housing units as built before 1980. On those houses, exterior scraping and sanding fall under EPA lead-safe work rules: ground covers to catch chips, no open-flame burning or uncontained power sanding, and daily cleanup of debris. Moisture from below and behind

MHC's survey describes the town as upland terrain with no major ponds or rivers but large areas of bog and swamp. A house near low, wet ground or shaded by trees on its north wall dries slowly after rain, and that shows up as mildew, peeling at the lowest clapboards and blistering where moisture pushes out from inside.

Paint alone won't solve a water problem. Clearing soil and mulch away from the bottom course, fixing gutters that overflow onto trim and checking for bathroom or kitchen moisture behind blistering walls all come before the new coat. Historic survey properties

In 2023 the Avon Historical Commission completed the town's first professional community-wide survey, documenting 112 primary buildings and recommending one, the Nathan and Almira Tucker House at 215 West Main Street, as eligible for the National Register. Survey listings also include houses on South Street, North Main Street, East High Street and East Spring Street.

We could not confirm whether the town has a local historic district or a demolition-delay bylaw. If your house appears in the survey and you are thinking about changing trim details, replacing original siding or altering a porch, a call to the Historical Commission at Town Hall, 65 East Main Street, before work starts is a sensible step. Repainting existing surfaces is a different question from altering them.

Timing the work

Exterior paint needs surface and air temperatures above the label minimum, dry siding, and enough hours above that minimum for the coat to cure before evening dew.
