In Avon, 60.9% of housing units are single-family detached houses, and another 31.0% sit in buildings of two to four units, per Census estimates. On a two- or three-family, a rear porch or set of stairs may serve more than one household, so the stain color, opacity and recoat schedule have to suit everyone who uses it.

Those choices work best when they follow the conditions: how wet the yard stays, how much sun reaches the boards, what wood the deck is built from, and what finish is on it now.

Wet ground and slow drying

The Massachusetts Historical Commission's town report describes no major ponds or rivers in Avon but large areas of bog and swamp, with drainage running north toward the Monatiquot River and south toward Brockton. A deck built low over damp ground, or next to a wooded wet area, sits in humid air longer after every storm.

On those decks, the undersides of boards and the tops of joists stay damp, mildew grows in the gaps, and a film-forming stain on the walking surface can lift as moisture tries to escape. A penetrating stain that lets the wood breathe tends to tolerate those conditions better than paint or solid stain. Improving airflow under the deck and keeping the gaps between boards clear of leaves helps whatever finish is chosen.

Wood species and their finishes

Pressure-treated pine needs to dry before its first coat; sprinkle water on it, and if the drops bead up, it is not ready. Cedar takes oil-based and semi-transparent stains well and turns silver-gray in sun if left bare. Composite boards need cleaning, not stain, unless the manufacturer approves a specific coating.

Older houses add another surface. The MHC survey describes side-hall cottages, Queen Anne cottages and bungalows from the 19th and early 20th centuries; a front porch on a house of that kind may have a tongue-and-groove floor, a surface traditionally painted with porch enamel rather than stained. • Use a wood brightener on gray or weathered boards
• Set raised fasteners and replace split or soft boards
• Stain only when the wood is dry and rain is not forecast for at least a day

Wetlands rules and runoff

Avon has a local Wetlands Bylaw, chapter 239 of the town code, plus Conservation Commission regulations. Restaining doesn't change a deck's footprint, but rebuilding, enlarging or adding footings near a wetland is the kind of project to ask the Conservation Commission about first. Either way, deck cleaners and stripper residue should be rinsed and managed so they don't run straight into a nearby wet area.

Stain, paint and timing

Semi-transparent stain wears away gradually and can be refreshed with cleaning and a new coat.
