According to the Census, 93.5% of the town's housing units are detached single-family homes, and 94.3% of occupied units are lived in by their owners. For a detached, owner-occupied house, the decision about when to repaint, which color to choose and how much repair to do generally rests with that household rather than an association.

What changes from house to house is the age of the siding and how the lot exposes it. The housing stock includes 410 units built in 1939 or earlier and a large group from the 1970s and 1980s, so the same town holds houses more than two centuries old and houses from the 1980s.

National Register districts and local rules

Four National Register historic districts cover parts of town: Princeton Center (165 acres around the common and town hall), East Princeton Village (about 200 acres along Main Street), West Village (465 acres just west of the center) and Russell Corner (124 acres at Merriam and Gregory Hill Roads). Published summaries of the districts list Georgian, Federal and Greek Revival houses, along with 19th-century boarding houses and resort hotels in West Village.

National Register status by itself does not regulate privately funded work. The National Park Service states that listing places no restrictions on a non-federal owner unless federal money or permits are involved. A 2006 state heritage landscape report found no local historic districts in town, which are the kind that review exterior changes. That report is old, so if your house is in one of these areas, a quick question to the town's Historical Commission before a big color change costs nothing.

Older siding, many layers and lead

Of the 1,417 housing units, 818 were built before 1980, close to the 1978 federal ban on lead in house paint. Paint on old wood siding and trim may include lead under later coats. Scraping and sanding outdoors spread chips into soil and garden beds, so the work area gets ground cover, chips are collected daily and dust-generating methods are controlled as described on our lead-safe painting page.

Very old houses often have a thick stack of paint. When the bottom layers lose their grip, the whole stack lifts in curls and new paint only adds weight. Scraping back to sound paint, feathering the edges and priming bare wood gives the topcoat something stable to hold onto. Rotted sill boards, window aprons and corner boards should be repaired or replaced before priming.

Trees, shade and where paint fails first

A Master Plan paper listed 15 scenic roads and road features in town, noting stone walls and the tree canopy along parts of Routes 31, 140 and 62. Houses under heavy cover dry slowly after rain and dew, and shaded walls are where mildew and green algae usually show up first. Those walls need a mildew wash and a thorough rinse before primer, and cutting back branches that touch the siding helps the next coat last.

Walls that face the sun all afternoon fail differently: the paint chalks and fades, and wood shrinks and swells enough to open joints. Looking at all four sides before the estimate shows whether the house needs the same prep everywhere or more work on one face. The painting season and your estimate

Exterior paint needs the surface and air to stay above the product's minimum temperature through drying, plus dry weather. Late spring through early fall is the dependable window, and some autumn days still work; painting outside in November explains the limits.
