Forest is the single largest land use in this town. The 2025 master plan, citing the regional hazard mitigation plan, puts it at 46.1% of the land, nearly 8,000 acres of mostly oak, red maple and white pine, and over half the town once forested wetlands are counted. That matters for paint. Siding that sits in tree shade dries slowly after rain and dew, which gives mildew and algae a foothold, and overhanging branches drop sap, pollen and leaves onto sills and gutters.

Add a housing stock where 41.2% of units predate 1980 and a painting window that closes once nights turn cold, and the result is a job where preparation and scheduling count as much as the color you choose.

Shaded, wooded lots

Paint applied over mildew fails early, because the growth keeps spreading under the new film. On a shaded wall, the first step is a cleaning solution that kills the growth, followed by a rinse and enough drying time before primer. North-facing and tree-covered elevations deserve a closer look during the estimate; that is where green streaks, soft trim and peeling are most likely to show up.

Trimming back branches that touch the house is worth doing before painters arrive. It lets the siding dry, keeps debris off fresh paint and gives ladders a clear path.

Older homes and the historic districts

The Franklin Common Historic District covers portions of Main, High, Union and Pleasant Streets and Church Square, with 70 historic resources, and the National Register record lists its styles as Federal and Greek Revival. A second National Register district covers the Dean Junior College area. Clapboard, corner boards, cornices and window casings on houses like these can carry many layers of earlier paint, and bare-wood spots need priming before any topcoat.

The plan's historic-resources chapter says the town does not currently have any local historic districts, although a later recommendations section of the same document refers to two. National Register listing, according to the National Park Service, places no restrictions on what a non-federal owner does with their own property unless the project receives federal assistance, and owners still work within local laws. Because the plan is not consistent on this point, a call to the town before changing colors or trim on a house in either district is worth the few minutes.

Scraping paint on pre-1978 siding

Exterior prep on an older house means scraping, sanding and sometimes removing loose paint, which is exactly the work that can spread lead chips into soil and garden beds. Timing the work

Exterior paint needs dry surfaces and temperatures above the product's minimum during application and for several hours after.
