Deck staining, Lynn

Decks and porches on shore lots, pond lots and wooded edges

Outdoor wood in Lynn sits in very different conditions depending on the street. The Massachusetts Historical Commission describes a coastline on Nahant Bay, a low plain along the Saugus River, and granite uplands in the north around Lynn Woods, a reservation of more than 2,100 acres that was placed under a permanent conservation restriction in December 2023. A deck in full sun near the bay, one shaded by woods, and one beside a pond each lose their finish for different reasons.

Sun breaks down stain from the top surface; shade keeps boards damp and lets mildew and moss take hold; standing water at board ends and around posts causes rot. The finish has to match whichever of these the deck is fighting.

Lots that shape the job

MHC notes that between 1915 and the mid-century, tracts of Craftsman bungalows and two-families were built along Lynnfield Street and around Flax and Sluice Ponds out from the Wyoma business center. A deck facing a pond may stay damp longer after rain, so it benefits from a good cleaning, mildew treatment and a penetrating stain that lets the wood dry out.

The same survey observed in 1997 that new single-family building was most concentrated in the far northern part of the city, beyond upper Boston Street, because the older neighborhoods were so dense. On a newer lot the deck may be pressure-treated pine or composite; on an older, denser block the outdoor space may be a porch instead, which is painted rather than stained.

Porches on two-families and three-deckers

Buildings of two to four units account for 32.5% of the city's homes. If your building has stacked front or rear porches, those floors, rails and stairs carry foot traffic for every household, and on a building from before 1978 the painted rails and balusters may contain lead. EPA's Renovation, Repair and Painting rule applies to that scraping just as it does indoors; our lead-safe painting page covers it.

Painted porch floors are a different system from a stained deck. They need a porch-and-floor enamel over sound, primed wood, and the boards should be checked for soft spots before anything is coated. Siding and trim are covered on the exterior painting page.

Wood species and stain choices

Film-forming products look sharp at first but peel on horizontal boards that get standing water. Penetrating stains tend to fade rather than peel and are easier to renew, which suits damp, shaded or pond-side decks. The right choice also depends on what is on the deck now, since a solid stain can't simply be covered with a clear one.

  • Pressure-treated pine: let new lumber dry until water soaks in rather than beading, then use a penetrating semi-transparent or a solid stain
  • Cedar and redwood: natural tannins and oils; an oil-based semi-transparent stain shows the grain and is easy to recoat
  • Older, weathered boards: a solid stain hides patching and gray wood but can peel if applied too heavily
  • Composite decking: usually cleaned rather than stained; coatings only where the manufacturer allows

Timing in the fall

Stain needs dry wood, dry forecast and temperatures above the label minimum for the full drying period. Late in the season that means watching the forecast for a dry, mild stretch, and deck work that misses the window can be scheduled first thing in spring. Our post on deck stain and New England winters explains what cold does to a fresh coat.

Lynn FAQ

Answers from Lynn homeowners.

Our deck backs onto Lynn Woods and turns green every spring. What finish holds up best?

In heavy shade, cleaning and mildew treatment matter as much as the stain. A penetrating semi-transparent stain with a mildewcide lets the wood dry between rains; trimming back branches for more airflow helps any product last longer.

We have a pond-side house near Sluice Pond. Should we paint or stain the deck?

Stain is usually the safer choice for a deck that stays damp. Paint and heavy film coatings trap moisture in horizontal boards and peel; a penetrating stain fades gradually and can be renewed without stripping.

The rear porches on our three-decker are painted and peeling. Can they be stained instead?

Not over existing paint. Painted porches are scraped and recoated with porch-and-floor enamel, or fully stripped if you want to switch to stain. On a pre-1978 building, the scraping has to be done lead-safe.

Our new pressure-treated deck was built this summer. Can it be stained now?

Test it by sprinkling water on the boards. If it beads, the wood is still too wet and should weather longer, often until spring. If it soaks in and the weather holds, it can be stained.

Is it too late in October to stain a deck?

It depends on the forecast and the product. You need dry boards and temperatures above the label minimum through the drying time. If a mild, dry stretch doesn't come, spring is the better start.

How much does deck staining cost around here?

We don't post prices; board condition, repairs and railings change the labor more than the deck's size. The deck staining cost guide lists Massachusetts market ranges as a starting point.
