The city's historical commission describes Fitchburg as a place of hilly terrain along the North Nashua River, with residential neighborhoods that grew on or near the slopes of the hills near the river. On a sloped lot, a deck that sits at door height on the uphill side can stand well above grade on the downhill side. That means tall posts, long stair runs and undersides that stay damp, and more railing and stringer surface to coat than the deck's footprint suggests.

Orientation matters as much as height. Boards in full afternoon sun lose stain to UV and dry out between rains, while boards under trees or on a north-facing side stay wet longer and grow mildew. A single deck can have both conditions, and the finish should be chosen for the worse one.

Match the coating to the wood

Opacity is a tradeoff. Transparent and semi-transparent stains soak in and wear away gradually, so recoating is simple. Solid stains and deck paints hide more and last longer on vertical railings, but on walking surfaces they form a film that can peel, and peeling film has to be stripped before the next coat.

• Pressure-treated pine needs to dry out before its first coat. Sprinkle water on a board: if it soaks in, the wood is ready; if it beads, wait longer.
• Cedar and redwood take penetrating oil stains well and look best with a transparent or semi-transparent product that lets the grain show.
• Composite and PVC boards are not stained like wood. They are cleaned, and repainted only with coatings their manufacturer approves.
• Painted porch floors on older houses use floor enamel, not deck stain, and are prepared like any other painted surface.

Prep decides how long the finish lasts

Stain cannot penetrate gray, weathered fibers or a layer of mildew. The usual sequence is a cleaner or stripper suited to the old finish, a gentle rinse, a wood brightener to restore the surface pH after stripping, and enough dry days for the boards to dry. Raised fibers are sanded, popped nails are reset, and soft or split boards are flagged for repair before any stain goes on. Older porches and lead paint

Census estimates place 78.7% of Fitchburg's housing units in buildings from before 1980, and 42.8% from 1939 or earlier. On a house that age, painted porch floors, railings, columns and steps may have lead in the lower layers. Scraping those surfaces on a pre-1978 home falls under the EPA's Renovation, Repair and Painting rule once more than 20 square feet of exterior paint is disturbed, which means ground sheeting, daily cleanup of chips and no open-flame burning. Decks on multi-unit buildings and in the historic district

With 31.1% of local housing in two- to four-unit buildings, a deck or rear stair can serve more than one household. In a condominium, the master deed decides whether it is a common element or part of a unit, and that answers who approves and pays for the work. Inside the downtown Monument Park Local Historic District, the design guidelines say applying paint or stain to previously uncoated surfaces is subject to review, so ask the Historical Commission before coating bare wood that is visible from a public way.

Timing the work

Stain needs dry wood, temperatures within the range on the label, and a dry forecast for the hours after application. Spring and early fall offer milder sun that slows flash drying.
