Downtown Fitchburg Painters — Main Street, from Moran Square to the Upper Common
Downtown Fitchburg is a corridor of 19th-century brick and granite commercial blocks, with apartment buildings and converted factories around them. Painting here is mostly about multi-unit buildings, older masonry, and one local historic district with its own approval step.
Brick blocks, apartments and a historic core
The Massachusetts Historical Commission's 1984 town report traces downtown's form to the mid-1800s, when multistory commercial blocks lined much of Main Street between the Common and the railroad depot. After the County Courthouse opened in 1871, larger brick blocks, a banking district between Oliver and Day Streets, and a cluster of civic buildings around Main and Wallace Streets followed. The report notes that later in that era owners put new fronts and bigger plate-glass storefronts on existing buildings, and that some downtown construction used granite quarried on Rollstone Hill.
The city's history page adds that the need to live within walking distance of work produced "a dense multifamily housing stock in the center of the city." The Historical Commission's 2024 brochure on six downtown historic areas shows how varied that stock is: factories at Moran Square now in use as the Willow Street Apartments and the Syndicate Block's commercial and apartment space, 1840s brick townhouses at 910–924 Main by the Upper Common, and 22 buildings by architect H. M. Francis along Main Street.
Census Tract 7107 includes Main Street addresses from Rollstone Church at 199 Main to the 800 block, plus Wallace Avenue, Grove Street and Myrtle Avenue. Of its 1,034 housing units, 58.3% were built in 1939 or earlier and 87.2% before 1980. Buildings with five or more units hold 87.6% of them, 46.1% sit in buildings of 50 or more units, and 906 of 912 occupied homes are rented. The Upper Common end falls in Tract 7108, where 63.7% of units predate 1940 and 47.7% of households own their homes.
What makes Downtown Fitchburg projects distinct
Monument Park's approval step
Monument Park is both a National Register district and a city local historic district, with slightly different boundaries. Inside the local district, the Historical Commission does not review paint color, but painting a surface that was never painted, such as brick, stone, shingles or siding, is reviewed, and its guidelines say unpainted masonry should stay unpainted. Even in-kind repairs need a Certificate of Non-Applicability before work starts, and the guidelines estimate approval at two to six weeks or more.
Painted wood on masonry buildings
On a brick or granite block, the surfaces that carry paint are often wood details such as the cornice, window sash and trim, storefront woodwork and rear porches. Those pieces are high up and exposed, so the job is often more about access, scraping and wood repair than about wall area.
Occupied apartment buildings
With 99.3% of occupied units in Tract 7107 rented, interior painting in that tract nearly always happens inside tenants' homes or the hallways they use every day. Stairwells and corridors can be done in sections so exits stay open, and each unit visit needs notice. For associations, our Fitchburg condo painting page covers common areas and insurance paperwork.
Prewar paint, federal rules
In a tract where 87.2% of units date from before 1980, renovation work that disturbs paint in a pre-1978 building falls under federal lead-safe rules, including notice to occupants. That applies to apartments and to child-occupied spaces. Our lead-safe painting page has the details.

Downtown Fitchburg painting questions
Do I need approval to repaint a building near Monument Park?
Inside the local district, color isn't judged, but painting a never-painted surface is reviewed, and in-kind repairs still need a Certificate of Non-Applicability before work. Whether a straight repaint needs that paperwork is a question to put to the Historical Commission, along with which side of the boundary your address is on. Outside the local district we found no city paint review.
Can the brick on my downtown building be painted?
Inside the Monument Park local district, the guidelines say unpainted masonry should not be painted. Outside that district we found no city rule against it, but paint on brick is hard to reverse and can trap moisture, so repointing and cleaning are often worth weighing first.
Can hallways be painted while tenants are home?
Yes, in sections, with one route in and out kept clear and low-odor products where they suit the surface. See the Fitchburg interior painting page for how interior jobs are set up.
What does painting a downtown building cost?
AJ doesn't quote prices online. Access to upper floors, historic approval time and lead-safe setup weigh heavily on multi-story jobs. The exterior painting cost guide has Massachusetts market data, and an on-site visit gets you a written estimate at no charge.
