With 65.1% of Braintree's housing units being single-family detached houses, and another 3.7% attached townhouse-style units, roughly two in three homes in town are detached houses with their own yard. Decks, back porches and stairs are where wood on those lots takes the hardest weather: flat boards hold rain and snow, and foot traffic grinds away whatever coating is on top.
The town's 2023 Master Plan counts about 25% of Braintree's land as protected open space and names the Blue Hills Reservation, the Town Forest, Pond Meadow Park and the Cranberry Pond Conservation Area, along with the Monatiquot River, Sunset Lake and Eaton's Pond, among its important open spaces. If your lot backs onto woods or water, look at how much sun the deck actually gets and how long it stays damp after rain. Shade and moisture encourage mildew and slow drying, and they change which finish makes sense.
Pressure-treated pine takes stain well, but only after it has dried out from the treatment process. Cedar and other naturally resistant woods look best with a penetrating finish that lets the grain show. Composite and PVC decking is a separate category: it is not stained like wood, and its manufacturer's cleaning instructions apply instead.
A quick water test tells you whether the wood is ready. Sprinkle some water on a few boards; if it beads, the old finish or mill glaze is still sealing the surface, and if it soaks in within a few minutes, the wood can accept stain.
Clear and semi-transparent stains soak into the wood, wear away gradually and are simple to refresh, but they need recoating more often. Solid stains and deck paints form a film that hides grain and worn spots, which helps on older, weathered boards, yet a film can peel on horizontal surfaces and must be scraped before the next coat. Our paint vs. stain comparison for decks goes further into the choice.
The rule that saves the most trouble: stay in the same family. Going from a film-forming product back to a penetrating one requires stripping the old film first.
Cleaning removes dirt, mildew and loose fibers so stain can get into the wood. Then come repairs: popped nails reset or replaced with screws, split or soft boards swapped out, and failing film sanded or stripped. Stain goes on when the wood is dry and the forecast is clear, with attention to board ends and the undersides of railings where water lingers.
Not every outdoor surface in town is a modern treated deck. With 74.7% of Braintree housing built before 1980, a painted front porch, railing or set of steps may have old coatings that contain lead. Paid scraping of those surfaces on a pre-1978 house falls under the EPA's lead-safe rule; our lead-safe painting page explains the precautions. When the house itself needs paint, the Braintree exterior painting page covers siding and trim, and the East Braintree, South Braintree and Braintree Highlands pages describe local housing.

See the photos →Shaded decks dry slowly and grow mildew, so cleaning with a mildewcide matters. A penetrating stain that lets moisture escape usually fares better than a thick film, which can trap water and peel. Trimming branches to let in more sun helps any finish.
When it passes the water test: drops soak in instead of beading. That depends on how wet the lumber was when it was installed and how much sun it gets, so test rather than going by a calendar.
Only by stripping the old film down to bare wood, which takes chemical stripper, washing and sanding. On older boards with heavy wear, staying with a solid color is often more practical.

Generally no. Composite boards are made to be cleaned, not coated; follow the decking manufacturer's care guide. Wood rails or posts on the same deck can still be stained or painted.
