South Braintree Painters — South Braintree Square, Pearl St & Washington St

Braintree's old industrial and railroad village, where a 19th-century residential grid sits next to the town's civic center and its only local historic district.

About the neighborhood

Mill village, rail junction, town center

South Braintree took shape around water power. The 1979 Massachusetts Historical Commission survey records Ames iron and Revere copper works on the Monatiquot in the 1820s, a town house built on Washington Street in 1829, and an Old Colony Railroad line through the village in 1845 whose later branches made it a rail junction. Industry brought a small grid of houses along Washington and Pearl Streets, and by the 1850s a civic center had formed around French's Common. The survey notes that the commercial buildings of that era do not seem to survive in their original form.

The town's WalkBoston map groups South Braintree with the Town Center. On Washington Street, the Braintree Historical Society campus holds the Asa French House (1699), the Gallivan House (1931) and the General Sylvanus Thayer birthplace (1720), near the 1913 Town Hall and the 1874 old Thayer library. South Braintree Square remains one of the town's main shopping areas, and Pearl Street is where the 1920 robbery tied to the Sacco and Vanzetti case took place.

Census Tract 4198, which includes Pearl Street, Hancock Street and that stretch of Washington Street, has a smaller single-family share than Braintree as a whole: 45.8% of its 1,920 units are single-family detached, compared with 65.1% townwide. Two- to four-unit buildings make up 19.4%, and 10.6% of units sit in buildings of 50 or more. About 36% of units date from 1939 or earlier, while 21.4% were built in 1990 or later.

What makes South Braintree projects distinct

Next door to the historic district

The Town Center Historic District covers designated properties along Washington Street, and the 1931 Gallivan House was later added to it. Inside the district, visible exterior changes go before the Historical Commission, and paint color is not on the ordinance's list of exemptions. Confirm whether your parcel is included before picking colors.

Nineteenth-century houses on a tight grid

The state survey says Braintree's house building of 1820–1870 centered on Washington Street and was dominated by side-hall Greek Revival cottages, double cottages with paired entries and two-story side-hall houses. Where lots on the old Washington and Pearl Street grid are narrow, there is less room for ladders and staging, and a neighbor's fence or plantings may need covering.

Old and new buildings in one tract

With over a third of units from before 1940 and a fifth from 1990 on, one block can hold a lead-era frame house and a newer multiunit building. The first calls for testing and containment under our lead-safe painting steps; the second for association approvals and insurance certificates.

Renters and multiple units

Renters occupy 28.2% of the tract's occupied homes. In a two- or three-unit house, interior work means scheduling around tenants, and in pre-1978 rentals the lead pamphlet goes to occupants before work starts. See interior painting in Braintree.

South Braintree painting questions

Is my South Braintree house in the historic district?

Only designated properties in the Town Center Historic District along Washington Street are, not the whole neighborhood. Braintree's Historic Division or Historical Commission can confirm a specific address.

What if my house is in the district and I want a new color?

Expect to apply to the Historical Commission, which holds a public hearing and issues a certificate before exterior changes visible from a public way go ahead. Plan that time into the schedule before booking work.

We own a condo near the Square. Who handles exterior paint?

Your master deed and bylaws should spell out whether siding and trim are common elements the association paints or items owners handle. Our condo painting in Braintree page covers associations and certificates of insurance.
