More than 1,000 housing units went up here in the 1970s and roughly another 1,000 in the 1980s, according to the town's 2022 historic resources survey plan. The current Census estimate counts 1,870 standing units from those two decades, about 42% of the housing stock. In any of those houses, a kitchen that still has its first set of cabinets is now roughly 37 to 56 years old.
Whatever the material, whether solid wood doors on plywood boxes or veneer over particleboard, the test is the same: if the boxes are still square and the doors hang straight, painting gives a new color without the demolition and wait of a full replacement.
The question is mostly about the boxes, not the finish. Paint will not fix water-swollen particleboard under a sink, a drawer that has come apart, or a layout that does not work. It will cover dated color, worn stain and mismatched repairs on sound wood.
Replacing cabinets often means new counters as well, and often plumbing, flooring and backsplash work. Painting leaves all of that in place. Our refinish vs. replace guide walks through the trade-offs in more detail. The Census puts the median owner-occupied home value in town at $482,100; how much of that a kitchen project should claim is a decision for each owner, and the cost guides below help frame it.
Oak has open grain. Paint sinks into the pores and leaves a texture that shows under a satin or gloss finish. That texture is a matter of taste; for a smooth, furniture-like door, the grain needs to be filled first, which adds a step. Stained and varnished doors also carry decades of cooking grease, which has to be removed with a degreaser before any sanding, or the primer will not bond.
After cleaning, the doors are scuff-sanded and primed with a bonding primer chosen for the old finish. Knots and tannin-rich woods can bleed through water-based paint, so a stain-blocking primer is used where that is a risk. The finish coat is a cabinet enamel, which cures harder than wall paint.
In houses from before 1978, cabinets that were painted at the time, or built-ins in the pantry and dining room, may have lead in the lower layers. The Census shows 675 units in town built in 1939 or earlier, and a kitchen in one of them may hold cabinetry from several different decades. When old painted cabinetry has to be sanded, the work follows lead-safe practices so the dust stays contained.
Doors and drawer fronts can be finished in a protected area, while the frames are painted in place with the kitchen masked off. Expect the kitchen to be usable with some limits during the work, and handle new paint gently for the first weeks while it cures fully. See the photos →Yes, with the right prep. The doors are degreased, scuff-sanded and primed with a bonding primer made for glossy or varnished finishes. Skipping any of those steps is a common cause of early chipping.
Unless the grain is filled, yes, a little. If you want a smooth surface, grain filler is applied and sanded before primer, which adds labor.
The kitchen stays partly usable. Frames are painted in place and doors are finished elsewhere, then rehung. The schedule depends on the number of doors and on drying conditions; treat the new finish gently for the first few weeks.
Laminate can be painted with a specialty bonding primer, though it is less durable than painted wood. Peeling thermofoil is usually not worth painting because the film keeps lifting; those doors are better replaced.
It can be. If the house predates 1978, the old paint may contain lead, so sanding is done with containment and lead-safe cleanup. Built-ins may also have many layers that need more leveling than a kitchen cabinet door.
The number of doors and drawers, the condition of the finish, grain filling and whether the cabinet interiors are included all change the total. Our cabinet painting cost guide explains these factors with Massachusetts market data, and the free visit ends with a written estimate.
