Adams Shore Painters — Sea Street, between Merrymount and Houghs Neck

Adams Shore sits along Sea Street with Quincy Bay to the north, Town River Bay to the south, Merrymount to the west and Houghs Neck to the east. It began in the 1890s as a real estate venture selling resort homes on land the Adams family had once owned. A neighborhood description the City of Quincy published in 2009 says the area changed slowly compared with other parts of the city: as Boston-area vacationers drifted toward Cape Cod and beach water near Boston Harbor declined, families who wanted to live in Quincy all year moved in. That same page described Adams Shore as fully built out.

We could not find a Massachusetts Historical Commission area survey or any architectural study devoted to Adams Shore, so this page sticks to what the census, the city and its hazard plan document. If your house has paperwork, old photos or assessor records showing when it was built or converted from seasonal use, that history is worth bringing to an estimate visit.

The closest census numbers come from Tract 4178.01, which covers the Sea Street addresses here together with the Houghs Neck peninsula, so they describe the two places combined. In that tract the median building dates to 1938, 59.0% of units predate 1940, and 81.9% were built before 1980. Detached single-family houses account for 83.8% of units, and 82.1% of occupied homes are lived in by their owners. Compare that with Quincy as a whole, where only 32.7% of units are detached houses and owners occupy 45.2%.

Bay on both sides

Quincy Bay lies to the north and Town River Bay to the south. The city's 2019 hazard plan lists the Adams Shore library among the assets of its Houghs Neck/Germantown planning area, where 29% of developed parcels lie within coastal flood hazard areas. On walls that take salt spray and damp air, priming bare wood, sealing end grain and caulking joints do much of the work of keeping a finish intact.

Seasonal houses made permanent

A cottage first built for summer use may have been insulated, re-sided or enlarged when it became a full-time home. That can leave several siding materials, trim profiles and paint histories on one building. Each surface should be checked for adhesion separately instead of assuming the whole house shares one coating.

Four in five units predate 1980

With roughly four of every five units in the combined tract built before 1980, assume lead is possible until testing says otherwise. Owners decide, not boards

In the combined tract, 82.1% of occupied homes are owner-occupied and 83.8% of units are detached houses, so on a house with no association the color and scope decisions rest with its owner rather than a condo board. On a waterside lot, a windy day can still rule out spraying or staining, so leave some slack in the schedule.
