Union Hill Painters — Union Hill, Worcester

Union Hill is small and close to downtown. A 2013 health impact assessment by Worcester's Division of Public Health describes a largely residential grid next to I-290, bounded by Vernon, Winthrop, Heywood, Massasoit and Grafton Streets. It sits between Green Island, the Canal District, Vernon Hill and Grafton Hill, and St. Vincent's Hospital once stood here. The same report treats Census Tract 7324 as a rough match for the neighborhood.

Housing in that tract is unusually uniform. According to the ACS 2020–2024 estimates, about two-thirds of units are in buildings with three or four units, and only about 5% are detached single-family homes. Roughly 43% of units were built in 1939 or earlier. Fewer than three in ten occupied homes are owner-occupied, so most exterior jobs here have to be planned around tenants.

We have not found a published architectural survey for Union Hill itself, so this page does not describe styles or street-by-street dates. What the records do show is the city's attention. Worcester chose Union Hill as the first area for its neighborhood revitalization approach, citing it as the most distressed census tract in the city with more than 1,000 units. The plan included rehab help for owners, energy-efficiency upgrades and lead abatement.

Mostly multi-unit, mostly rented

When most of the units on a street are in three- and four-unit buildings, one exterior job affects several households. Scheduling around tenants, keeping porches and stairs usable, and protecting cars parked close to the building matter as much as color.

Deferred maintenance shows first in the paint

Using city service-request data from July 2012 to June 2013, the assessment found general housing-condition complaints in the area at double the citywide rate, and inspector-initiated reports at triple. Peeling paint, failed window glazing and soft porch boards usually travel together. Fixing the carpentry before painting is what makes the paint last.

Rehab can disturb lead

The same report warned that rehab without lead abatement can stir up lead paint. On pre-1978 buildings, any paid scraping or sanding over the EPA thresholds has to follow lead-safe work practices, and city lead-abatement funding may be worth asking about before work starts.
