College Hill Painters — Beside Holy Cross, Worcester

College Hill is the neighborhood around Holy Cross on Packachoag Hill, where owner-occupants, landlords and off-campus seniors share the same streets. That mix shapes how painting projects get planned.

About the neighborhood

Homes on the slopes below a college founded in 1843

Holy Cross sits on Packachoag Hill, which a federal survey of the city lists at 693 feet, one of the main rises in Worcester's lower southeast corner. The college was founded in 1843, and the Worcester Multiple Resource Area nomination notes that Elbridge Boyden, a leading local architect, designed its Fenwick Hall. Boyden's firm also drew the 1869 Second Empire section of the nearby Cambridge Street School.

The houses around the campus are a mix. The college calls itself an integral part of the College Hill neighborhood, gives rising seniors priority for living off campus, and reminds those students that they live alongside non-student neighbors. When Holy Cross proposed replacing four nearby buildings with residence halls in 2022, the buildings were reported as a single-family home and several multifamily houses.

The census tract that covers the residential streets west of campus, such as College, Caro, Clay and Kendig Streets, is a fair guide. It stretches east to Quinsigamond Village, so read it as an approximation, but it shows a stock that is older and more owner-occupied than much of the city: nearly half of its homes date to 1939 or earlier, about a third are single-family detached, and just under half of households own. The campus itself is a separate tract that the census counts as having no ordinary housing units.

What makes College Hill projects distinct

Student rentals need durable, fast-turn interiors

Where a unit is leased to students, the lease usually follows the academic year, so turnover lands in summer. Owners tend to want scrub-resistant wall finishes, semi-gloss on doors and trim, and a schedule that fits the short gap between move-out and move-in. Booking that window early matters, because summer is also prime exterior season.

Owner-occupied houses next door

Close to half the households in the surrounding tract own their homes, and about a third of the units are detached single-family houses. On those properties the decisions are longer-term: full exterior repaints, color changes, porch restoration and cabinet refinishing rather than quick rental refreshes.

Hillside lots and access

The neighborhood is built on the flanks of a hill, so check how your own lot sits. Where a yard slopes, ladder and staging setup takes more time than on flat ground, which is one reason two similar-sized houses can be quoted differently.

Pre-1940 paint is common

With nearly half the area's homes built before 1940, original trim, sash and porch ceilings may carry lead paint under newer coats. Any paid job that disturbs more than the federal minimum area must follow lead-safe practices; our lead-safe painting page explains them.

College Hill painting questions

When is the best time to repaint an apartment rented to Holy Cross students?

Between leases, usually early summer. The unit is empty, so walls, ceilings and floors can be protected and prepped properly. Reserve the dates in spring so the work fits the turnover.

What finish holds up best in a student rental?

A scrubbable eggshell or satin on walls and semi-gloss on doors, frames and baseboards. Those can be washed instead of repainted after minor scuffs, which stretches the time between full repaints.

Is College Hill in a historic district that controls paint colors?

No. Worcester's color review applies only in the Crown Hill, Montvale and Massachusetts Avenue local historic districts. You can choose your own colors here.
