Main South Painters — Main South, Worcester
Some of Worcester's earliest documented three-deckers stand here, along with what the National Register study calls probably the city's outstanding Queen Anne example. Most homes are rented, and nearly two-thirds predate 1940.
Painting one of Worcester's oldest three-decker districts
Main South has some of the earliest documented three-deckers in Worcester. The National Register study of Worcester three-deckers dates the Edward Stone house at 8 Wyman Street to 1886. It also describes the Wyman, Grand and Hancock Street area south of Main Street as the largest early cluster in the neighborhood. Building then spread to Florence and Freeland Streets. Between 1911 and 1920 a surge filled the western blocks on Beaver, Clement, Agawam, Irene and Lucien Streets; the five Colonial Revival houses of the Beaver Street Historic District all date to 1916.
Census figures show what's left today. In Census Tract 7313, which a 2009 study used for Main South, about 64% of homes were built in 1939 or earlier, according to the ACS 2020–2024 estimates. More than a third of units are in three- or four-unit buildings, and only about one in nine occupied homes is lived in by its owner. For painting, that means old wood clapboard, lots of porch work, landlords juggling occupied apartments, and lead paint that should be assumed until testing says otherwise.
Some of the houses here are showpieces. The National Register study calls the Harry B. Ingraham house at 19 Freeland Street (1892) probably the outstanding Queen Anne three-decker in Worcester. Facing University Park, the three houses of the Crystal Street Historic District were owned and occupied by skilled machinists, many of whom worked at the nearby Crompton and Knowles Loom Works.
What makes Main South projects distinct
Queen Anne texture means detail work
Queen Anne three-deckers of the kind built here in the late 1880s and 1890s typically used cut shingle bands, skirted bays, turned porch posts and spindlework. The nomination notes that those shingle bands were often painted in colors contrasting with the body. Scraping and priming each course takes far longer than a flat clapboard wall, so detail-heavy elevations need their own line in any estimate.
Occupied rental buildings
With so few owner-occupied units, most jobs are done while tenants are home. Porch access, parking and window-by-window notices need planning, and each tier's porch should stay usable as long as possible.
Lead law exposure for landlords
Nearly two-thirds of units in the tract predate 1940, decades before lead paint was banned for homes. If a child under six lives in a unit, the Massachusetts Lead Law makes the owner responsible for hazards, and any paid paint disturbance falls under the EPA's lead-safe rules. Peeling paint on porches, sills and other friction or chewable surfaces is a common lead hazard on buildings this age.
Aluminum and vinyl over original wood
Across Worcester, the National Register study found most surviving three-deckers had been re-sided in aluminum or vinyl, often by stripping trim or covering window casings. On those buildings the paintable surfaces are the remaining trim, the porches and the aluminum itself. Weathered aluminum can be cleaned and recoated, but it needs a different primer than wood.

Main South painting questions
I own a Main South three-decker with tenants. Can it be painted while they live there?
Yes. The work can go elevation by elevation, with notice to tenants before porch and window work and with exits and stairs kept clear. Lead-safe containment also protects tenants' belongings and the yard.
Is it worth keeping the decorative shingle bands, or should they be covered?
If the shingles are sound, scraping, priming and painting them keeps a feature that siding would hide. For historic buildings, the Worcester Historical Commission suggests repairing wood clapboard rather than switching to vinyl. Badly rotted courses can be replaced in kind before painting.
What lead rules apply to painting a pre-1978 rental?
Paid work that disturbs more than 20 square feet outside must follow EPA RRP practices. Separately, the state Lead Law applies when a child under six lives in the unit. Read our lead-safe painting page before you schedule work.
How do I get a realistic budget figure for a three-decker?
The exterior painting cost data for Massachusetts gives market ranges. A free on-site visit is what pins down the number for your building, because porches and detail work vary so much from one house to the next.
