Census figures put the median year built for Hingham housing at 1976, but that middle number hides a wide spread. Of the town's 10,144 housing units, 19.5% date to 1939 or earlier, while 30.3% went up in 2000 or later. Repainting a parlor in a house from the first group and a great room in the second are two different jobs, and the difference shows up in the prep, not the color card.

The town's draft Master Plan, working from assessor records, counts 300 single-family homes built before 1831 and 2,131 built between 1946 and 1970, the largest of its age bands. That postwar wave coincided with a near-doubling of Hingham's population between 1940 and 1960, and it accounts for roughly a third of the 6,160 single-family houses in the table, all of them now 55 to 80 years old.

Plaster walls and ceilings

Houses from before the Second World War were generally finished in plaster over lath rather than gypsum board. Sound plaster is an excellent surface for paint. The trouble spots are hairline cracks along ceiling joints, patches where the plaster has loosened from its lath and bulges when pressed, and old patches that were never feathered in. Fine cracks can be opened, taped where needed and filled; a ceiling that moves under your hand needs to be reattached before anyone paints it.

Water marks on a ceiling are a separate problem. A brown ring from an old roof or plumbing leak will bleed through fresh latex unless it is sealed with a stain-blocking primer, and the leak itself has to be fixed first. Our article on ceiling stains after ice-dam leaks explains the sequence.

Lead dust on older woodwork

Paint applied before 1978 can contain lead, and in an older house the woodwork is where layers from that era are likely to remain: window sashes and stools, doors and jambs, baseboards, balusters and railings. In Hingham, 54.6% of housing units were built before 1980 (the census groups the 1970s as one decade), so a majority of the town's homes may be old enough to raise the question.

Under the EPA's Renovation, Repair and Painting rule, paid work that disturbs paint in a pre-1978 home must be done by a certified firm with containment, dust control and a verified cleanup. For interiors that means sealed-off rooms, plastic over floors and vents, no dry sanding with open power tools, and HEPA vacuuming at the end. Oil under latex, and sheen choices

Trim in older rooms may carry oil-based enamel under its newer coats. Waterborne paint brushed straight over glossy oil can lose its grip and peel in strips, so it pays to test before buying paint: a cotton ball with rubbing alcohol softens latex but leaves oil untouched. Oil surfaces need a scuff-sand and a bonding primer before a modern waterborne enamel goes on.

Newer houses bring other questions. Two-story foyers and open stairwells call for planks or scaffolding rather than a tall ladder, and flat builder paint on hallway walls marks easily. Moving those walls to an eggshell or matte enamel, and trim to satin or semi-gloss, makes them washable without changing the look much.

Why winter suits indoor work

Interior painting does not wait on dry weather, which makes the cold months a sensible window for it while exterior work is off the table.
