Census estimates put the median year built for Foxborough housing at 1976, but that middle number hides a wide spread. About 14.7% of units went up in 1939 or earlier, another 38.4% between 1950 and 1979, and 18.1% in 2000 or later. Each of those groups brings different wall surfaces, different trim and different paint already on them, and that decides how the prep for a room should go.

Before any color goes on, the useful questions are what the walls are made of, what coating is on the trim, and whether the ceiling has a texture. The answers change the tools, the primer and how much protection the floors and furniture need.

Plaster, drywall and what each needs

Walls in a pre-war house may be plaster over wood lath. Plaster is hard and durable, but it cracks along lath lines and at corners, and a crack that keeps reopening may mean the plaster has pulled away from the lath. Those spots need to be re-secured and patched with setting compound before painting, or the crack will telegraph through the new finish within a season or two.

Drywall rooms from later decades have their own repairs: popped screws, cracked tape at ceiling corners, and dents along hallways. Patched areas on drywall soak up paint differently from the surrounding paper, so spot-priming the repairs keeps the sheen even across the wall.

Lead and older trim

Summing the Census rows from 1939-or-earlier through the 1970s gives 4,046 of 7,394 units, or 54.7%, built before 1980. Lead-based paint was banned for residential use in 1978, so window sashes, stair parts, baseboards and doors in those houses may carry it under later layers. Friction surfaces such as sashes and doors that rub their frames are the places where lead dust is most likely to be produced.

The federal Renovation, Repair and Painting Rule requires certified firms and lead-safe work practices when painting disturbs painted surfaces in pre-1978 homes. In practice that means containment, misting instead of dry sanding, HEPA cleanup and a cleaning check before the room is handed back. Our lead-safe painting page explains the steps.

Ceilings in mid-century and 1970s rooms

Roughly 11.8% of the town's units date to the 1960s and another 11.9% to the 1970s. Rooms from that period may have sprayed or textured ceilings. The EPA notes that some textured paints and patching compounds made before the 1980s contained asbestos, so a texture of unknown origin should be tested before anyone scrapes or sands it. Painting over a sound texture is usually possible, but it takes a thick-nap roller and a primer that won't loosen the material.

Newer houses and trim choices

The 27.2% of units built from 1980 through 1999, plus those finished after 2000, may have trim of factory-primed pine or MDF. Where they do, those surfaces take a good acrylic or waterborne alkyd enamel well, with light sanding and caulked joints doing most of the work. Where trim was finished with oil-based paint, it needs a bonding primer before a waterborne topcoat, or the new coat can peel. A quick test with rubbing alcohol on a hidden spot tells the two apart: latex softens, oil does not.
