Census estimates count 4,512 single-family detached houses in Foxborough, 61.0% of all housing units, plus 314 attached single-family units. A deck, side porch or set of entry stairs on any of them could be decades old or built last year. The coating each one needs is set less by age than by three things: the wood species, how fast the surface dries after rain, and what is already on it.

A stain that worked well on a sunny, open deck may turn green within a season on one shaded by trees, and a penetrating stain applied over old solid stain will sit on the surface and wear off in patches. Sorting that out on site saves a repeat job.

Sun, shade and wooded edges

F. Gilbert Hills State Forest covers 1,027 acres across Foxborough and Wrentham, and lots that back onto it or onto any stand of trees get more shade, falling needles and pollen than open yards. Shaded boards stay damp longer, which feeds mildew and algae. A cleaner with mildewcide, good airflow under the deck and a stain with mildew resistance help more than a heavier coat.

Decks in full sun fail differently. UV breaks down stain on the walking surface first, so floors often need a refresh before the rails show wear. A semi-transparent stain with strong UV protection holds up better there than a clear sealer.

Matching the product to the wood

Railings, balusters and fascia shed water and can carry a solid stain or paint even when the floor gets a lighter penetrating product.

• Pressure-treated pine: let new boards dry until water soaks in, then a penetrating or semi-transparent stain
• Cedar: takes oil-based or waterborne penetrating stain well; grays fast without UV pigment
• Ipe and other dense hardwoods: need oils made for hardwood, since standard stains don't absorb
• Previously painted or solid-stained boards: strip to bare wood for a penetrating stain, or recoat with another solid product
• Composite and PVC boards: clean them; staining isn't usually recommended by the makers

Prep, repairs and older porches

Boards that are split, cupped badly or soft to a screwdriver should be replaced before staining. Raised nails get reset or swapped for screws, and the whole surface is cleaned, brightened and allowed to dry. Mill glaze on new lumber and furred fibers on old boards are sanded so the stain can soak in evenly.

Where a porch floor or stair rail on a house built before 1978 carries old paint, that paint may contain lead. Townhouse decks and timing

If you own an attached unit or a condo with a private deck, the association may set the stain color or handle the work itself, so check the rules before choosing a product.
