What the year your house was built means for the rooms inside it

The Census puts the median year built for East Bridgewater housing at 1977, with a margin of error of four years. That middle point hides a wide spread. About one unit in five (19.7%) dates to 1939 or earlier, and the 1990s produced 952 units, more than any other single decade in the count. A room-by-room plan for a pre-war house near the Common differs from one for a 1990s house, even when the color card is the same.

Before any paint opens, the first questions are what the walls are made of, what coatings are already on the trim, and whether the job will disturb old paint. Those answers set the prep, the primer and the protection for your family and furniture.

Plaster walls in the older houses

Houses from before the Second World War were typically finished with plaster over wood or metal lath rather than gypsum board. Plaster is hard and quiet, but decades of settling leave hairline cracks, bulges where the keys have let go, and patches from past wiring work. Painting over those defects only outlines them under a fresh sheen.

Sound plaster gets cracks opened and taped or filled with setting compound, loose sections reattached with plaster washers, and a primer that seals patches so they don't flash through the finish. Where a wall has been skim-coated before, a test patch shows whether the old coat is still bonded.

  • Tap-test walls and ceilings to find hollow or loose areas
  • Fill and tape cracks with setting compound instead of spackle alone
  • Spot-prime every repair before the first finish coat
  • Check old calcimine or distemper ceilings, which shed new paint unless washed or sealed

Lead paint and the 1979 line

In the Census count, 2,865 of the town's 5,302 housing units, or 54.0%, were built in 1979 or earlier. That bracket includes 1978 and 1979, so it slightly overstates the pre-1978 group that federal lead rules target. Any house from before 1978 may still carry lead paint on window sashes, stair treads, baseboards and door edges, often under several newer coats.

Sanding, scraping or cutting into those surfaces creates dust that settles where children crawl. Lead-safe work means containing the room, misting instead of dry-sanding, using HEPA vacuums and cleaning to a verifiable standard. Our lead-safe painting page explains the steps and the paperwork involved.

Post-war decades: 1950s through 1970s

The Census attributes 591 units to the 1950s, 460 to the 1960s and 728 to the 1970s. Rooms from these years can mix early drywall with plaster, and trim may still have its original oil-based enamel. Latex paint applied straight over glossy oil enamel can peel off in sheets, so trim gets a bond test first, then a deglossing sand and a bonding primer where needed.

Ceilings in these houses sometimes carry spray-on texture. Painting textured ceilings takes care, because water-based paint can soften old texture and pull it loose; a roller test in a closet tells you whether the ceiling will tolerate it.

Drywall homes from 1990 on

Census figures show 923 units built in 2000 or later, on top of the large 1990s group. In drywall houses the common complaints are nail pops, seam cracks over doorways and corners, and scuffs on flat builder paint that won't wash. Fixing pops with screws, re-taping moving seams and switching high-traffic rooms to an eggshell or matte enamel that can be wiped down makes a repaint last longer than the original finish did.

Two-story foyers and open stairwells need staging or ladders set safely on stairs, which affects scheduling more than paint choice. If a ceiling has water stains from a past ice dam leak, see our post on painting over ice dam ceiling stains.

East Bridgewater FAQ

Answers from East Bridgewater homeowners.

Our house is from the 1960s. How do we know if the trim has lead paint?

A house built before 1978 may have it, and age alone can't rule it in or out. A certified inspector or an EPA-recognized test kit can check specific surfaces. If testing isn't done, the safe approach is to treat the painted trim as if it contains lead and prep it with lead-safe methods.

The plaster in our older living room has long cracks across the ceiling. Can it just be painted?

Paint alone won't hide them, and they usually come back. The cracks need to be opened, taped or filled with setting compound, and primed. If a section of ceiling sags or sounds hollow when tapped, it has to be reattached before any finish goes on.

We have glossy painted woodwork. Can latex go right over it?

Not safely without a check. If the woodwork is oil-based, latex can peel off it. A quick rub with denatured alcohol shows which it is: latex softens, oil doesn't. Oil trim gets scuff-sanded and a bonding primer before the new coat.

Is it worth painting the ceilings in our 1990s house at the same time as the walls?

Ceilings in houses of that age may still carry the original flat white and can show yellowing, nail pops or cracks along seams. Doing them first in the same project avoids drips on fresh walls and means the room is only set up once.

How should we budget for painting several rooms?

Wall repair, the number of doors and windows, ceiling height and color changes move the number more than room count. Our interior painting cost guide summarizes Massachusetts market data, and a free on-site visit gives you a written estimate for your rooms.

Can you paint in winter with the windows closed?

Yes. Low-odor waterborne paints dry well indoors at normal heating temperatures. The post on painting interiors in winter with the windows closed covers ventilation and drying.
