Repainting the outside of streetcar-era houses on shaded Boston lots

Census figures for ZIP 02131 put 54.2% of housing units in structures built in 1939 or earlier, and only 5.1% in structures from 2010 or later. On siding that has been through many repaint cycles, the outcome depends mostly on what happens before the finish coat: earlier paint jobs and past repairs show up once the scraping starts.

Single-family detached houses account for 33.5% of units in the ZIP, and 37.6% of units are in buildings of two to four units. A two- or three-unit house usually means more stories of wall, more porch and stair surfaces, and possibly several owners or a landlord and tenants who all need to know when ladders go up.

Shade, trees and slow-drying walls

Boston's 2014–2019 canopy assessment measured tree cover over 34.0% of the neighborhood's area, against 22.4% in Dorchester and 8.3% in South Boston. The City's Open Space Plan also describes the district as bounded by large open spaces: the Arnold Arboretum and Walter Street Tract to the north, Forest Hills and Mount Hope cemeteries to the east, and part of the Stony Brook Reservation to the south.

For a painted wall, heavy shade means morning dew lingers, mildew gets a foothold on the north side, and overhanging branches drop sap and debris. Prep on these elevations starts with a mildew wash and a full rinse, and paint goes on only once the siding has dried out, which on a shaded side can mean waiting until midday. Trimming branches back from the walls before the job helps the new coat last.

Scraping old paint without spreading lead

In 02131, 82.3% of units date to 1979 or earlier, so lead paint under the outer coats is a real possibility on any house here until a test says otherwise. The federal rule for paid work on pre-1978 homes requires plastic sheeting on the ground under the work area, no torch burning, and power sanding only with HEPA-shrouded tools. On a tight city lot, protecting a neighbor's driveway or garden from paint chips is part of the setup.

Loose paint is scraped and feathered, bare wood is spot-primed, and failed glazing on old windows is addressed before topcoats. Full details are on our lead-safe painting page, and the post on common exterior paint failures explains why peeling returns when prep is skipped.

Landmark review and older details

Repainting a house is routine maintenance, but changes to older buildings can draw City attention. Boston's Article 85 sets a demolition delay review for buildings at least fifty years old; it applies to demolition, not to repainting. Separately, a February 2025 Boston Landmarks Commission study report recommended designating the exterior and interior of 318 Metropolitan Avenue, a Queen Anne house with Colonial Revival details built 1899–1901. If your house is a designated landmark, ask the Commission what exterior work needs its review before the job starts.

The report's description of that house reads like a painter's scope: a wrap-around porch, Doric columns, a pedimented portico, an asphalt-shingled main and porch roof, mostly replacement 1/1 windows on the original facades, and new clapboard on the east side where the house was cut in two in 1943. Columns, porch ceilings and trim details take more hand work than flat clapboard, and their many edges and joints give water more places to get behind the paint.

Picking a window in the season

Exterior paint needs surface and air temperatures above the label minimum and a dry stretch for curing. Late spring through early fall gives the most room; by November, shaded walls may not dry out before evening dew. Our post on painting outside in November covers the cold-weather limits, and how long exterior paint lasts helps set expectations for the next cycle.

If the porch floor or back deck needs attention too, see deck staining in Roslindale.

Roslindale FAQ

Answers from Roslindale homeowners.

Do I need City approval to repaint my house in Roslindale?

Article 85 review covers demolition of older buildings, not paint. A property designated as a Boston landmark is different: designation brings Landmarks Commission review of changes, so confirm your building's status and ask the Commission if it applies.

The north side of our house turns green every couple of years. Will new paint fix that?

Paint alone won't. That green film is mildew or algae growing where shade keeps the siding damp. It has to be killed and rinsed off before painting, and a paint with mildewcide plus trimming nearby branches slows the return.

Our two-family has an owner upstairs and one downstairs. How does an exterior job work?

The walls are shared, so both owners should agree on scope and color first, along with any condo association rules if the units are condos. The job is planned so both households know which days ladders and staging will block entrances, porches or the driveway.

How do you keep paint chips out of my neighbor's yard on a small lot?

Plastic sheeting goes down under the work area and is extended or weighted on the property-line side, scraping debris is collected daily, and windy days are avoided for heavy scraping. On pre-1978 homes these steps are required, not optional.

What drives the price of painting an older house's exterior?

Height, the number of stories and porches, how much loose paint has to come off, window count and lead-safe setup weigh more than square footage. Massachusetts market data is in our exterior painting cost guide, and you'll get a written estimate after a free visit.

Is it too late in the year to paint the outside?

It depends on the forecast and the product. Some paints are rated for cooler temperatures, but shaded walls need time to dry each morning, which shortens the workday. Fall is a good time to get an estimate and hold a spring start.
