Boylston is a town of detached houses: about 85% of its housing units are single-family detached, according to Census estimates, and about 79% of occupied homes are owner-occupied. Most exterior jobs here cover a whole freestanding house rather than one unit in a shared building.

The age spread is wide. The largest single group was built in the 1970s, a sizable share dates from the 1950s, and about 10.5% predates 1940, including a handful of buildings from the 1700s. Houses that far apart in age can need very different amounts of scraping, repair and priming.

Old paint on the outside of the house

With about 56% of local units built before 1980, many exteriors may carry lead paint under the newer coats. Scraping and sanding are the riskiest steps, because chips and dust land in garden beds and lawns. Federal rules require lead-safe practices once paid work disturbs more than 20 square feet of exterior paint on a pre-1978 home: ground sheeting, wet scraping, no open-flame burning or uncontained power sanding, and a careful cleanup of the work area.

Working inside the Boylston Center historic district

The town has one local historic district, Boylston Center, set up in 1979 under Massachusetts General Laws Chapter 40C. According to the 2022 master plan's historical chapter, owners there must apply to the Historic District Commission before altering exterior architectural features, and the commission issues certificates of appropriateness, non-applicability or hardship.

Most of its listed properties sit along Central Street, Church Street, School Street, Scar Hill Road and part of Main Street, and include the 1830 Historic Town Hall and taverns from about 1760 to 1818. The plan notes that the district bylaw has its own guidelines and exceptions, so before choosing a new color or replacing trim, shutters or doors on one of these buildings, call the commission and ask what needs a filing. Sun, shade and the trees that came down

Boylston sits inside the federal Asian longhorned beetle regulated area, and the town's master plan says 35,000 trees were killed by the beetle or felled to contain it, transforming the landscape of neighborhoods in towns including Boylston. A wall that sat in shade for decades and now faces open sky can fade and chalk faster, and dark colors on it run hotter.

The opposite case matters too. The town still has large tracts of forest, mostly hardwoods such as red oak and red maple along with hemlock and pine, and siding that stays shaded and damp near trees can grow mildew under the paint. Washing, killing mildew and letting the wood dry fully before priming are what keep a new coat from failing early on those walls.

Timing the work

Exterior latex generally needs surface and air temperatures above about 50°F through the cure, plus dry wood, which in central Massachusetts points to late spring through early fall. Some modern formulas allow application down to 35°F, but short days and morning dew still limit how much gets done late in the year.
