Staining a Norton deck that sits near water, woods or wetland
Water shows up all over Norton's map. Lake Winnecunnet is its only Great Pond, Norton Reservoir and Chartley and Barrowsville ponds are here too, and the Canoe, Wading and Three Mile rivers run through it. For a deck, the question that follows is simple: how quickly do the boards dry after rain or morning dew? A deck that stays wet into the afternoon wears its stain differently from one baking in full sun, and the product and prep should follow from that.
Damp boards, mildew and gray wood
Boards that sit in shade or near low, wet ground can grow mildew and algae on and under the stain, turning the surface dark and slippery. Washing with a deck cleaner that kills mildew, rinsing, and letting the wood dry for a couple of days goes further than piling on another coat.
Air under the deck matters too. Lattice skirting packed with leaves, shrubs pressed against the framing, and soil built up near the joists all slow drying. Clearing those before staining helps the new finish last.
Choosing a stain for the wood
Semi-transparent stains wear away gradually and can be refreshed without stripping. Solid stains and deck paints hide weathered boards but form a film that can peel where foot traffic and standing water are heaviest.
- New pressure-treated pine: wait until a splash of water soaks in rather than beading, then use a penetrating or semi-transparent stain
- Weathered pressure-treated boards: clean and brighten, then sand raised fibers before staining
- Western red cedar: a penetrating oil or waterborne stain with UV pigment slows graying
- Tropical hardwoods such as ipe: need a hardwood oil, since ordinary stains will not soak in
- Boards already coated with solid stain or paint: either strip to bare wood or stay with a film-forming product
Townhouses and attached units

If your deck belongs to an attached unit or a condominium, the master deed or association rules may set the stain color, say who maintains the deck, or require approval before work starts. Our yard backs onto wetland and the deck turns green every year. Will a new stain fix it?
Not by itself. The growth has to be killed and washed off, and the boards dried, before staining. A stain with mildewcide helps, but trimming plants away from the deck and keeping leaves out of the gaps between boards does as much to keep it from coming back.
Is it better to paint our deck or stain it?
On a walking surface that stays damp, a penetrating or semi-transparent stain is easier to maintain because it wears instead of peeling. Paint and solid stain suit railings, trim and skirting, which shed water and get less foot traffic.
How often does a deck need restaining?
It depends on the product and exposure rather than a fixed schedule. When water stops beading on the floor and the color has faded in the traffic paths, the boards are ready for cleaning and another coat.
Can a deck be stained right after a power wash?
No. Washing soaks the wood, and stain applied to wet boards will not penetrate. Allow at least a day or two of dry weather, longer for a shaded deck, and check that water soaks in before starting.
