The city packs 27,876 housing units into about five square miles. Detached single-family houses hold 23.8% of those units and attached single-family homes another 7.3%; most of the rest are in two- to four-unit buildings or larger complexes. With that mix, a deck job can just as easily mean exterior stairs serving two households, or a porch floor, as a backyard platform.
Whatever the layout, the amount of sun a deck gets matters more to its finish than its size.
The Middlesex Fells Reservation, a public woodland of more than 2,200 acres, lies partly within the city limits. Any deck under a tree canopy, whether near the Fells or below a big maple in a backyard, dries slowly after rain and collects leaves and pollen in the board gaps. Shade and trapped moisture are what let algae and mildew take hold. They need a thorough cleaning with a wood cleaner, cleared gaps so water drains, and a stain with a mildewcide.
A deck in full sun has the opposite problem: ultraviolet light breaks down the finish and grays the wood, especially on horizontal boards. Pigment is the protection there, so a semi-transparent or solid stain will outlast a clear sealer.
If a deck was solid-stained before, it generally has to stay solid unless the old coating is stripped. Our article on deck stain in New England winters compares product types in more depth.
Where a back deck or stair serves two units, both households lose access while the finish dries, and a two-day job needs a plan for getting in and out. Staining stairs in halves, or doing the treads on one day and the rails on the next, keeps a route open. In a condominium the deck may be a common or limited common element, so check with the association before choosing a color.
Porch floors and railings on older houses deserve a closer look. With 70.9% of local housing built before 1980, painted porch surfaces may contain lead, and scraping them falls under the EPA's lead-safe rules for pre-1978 homes. See our lead-safe painting page.
Stains need dry wood, a dry forecast and surface temperatures within the maker's range, commonly 50°F or warmer for many products. That window narrows quickly in October. A deck cleaned and stained late in the fall can still work on a warm stretch, otherwise this is a sensible time to get an estimate and plan the work for late spring, once the boards have dried out from the thaw.
If the house siding needs attention too, the exterior painting page covers it. Owners in Forestdale, Linden and Faulkner can request a visit the same way.

See the photos →Stain alone won't. The algae and mildew have to be cleaned off first, the board gaps cleared so water drains, and the deck finished with a stain containing a mildewcide. Trimming branches to let in more light helps the finish last.
Until the wood absorbs water instead of beading it, which can take a few weeks to several months depending on the lumber and the weather. Sprinkle a few drops on a board to check.
The work is split so one path stays usable: treads in halves, or stairs on one day and the landing on another. Both households should get the schedule in advance.
Only by removing the paint down to bare wood, since stain cannot soak through a film. On a pre-1978 porch that means lead-safe stripping. Repainting with a porch enamel is often the more practical option.
It depends on the forecast. You need dry boards, a few dry days and temperatures within the product's limits. If that window doesn't come, the deck is better left until spring than stained on cold, damp wood.
We don't publish AJ prices. The deck staining cost guide collects Massachusetts market figures, and on small decks the cleaning, board repairs, railing detail and stairs tend to drive the total more than square footage.
