Zoning here favors big yards. The town's three residential districts require minimum lots of 35,000, 65,000 and 120,000 square feet, with at least 150 to 275 feet of frontage. With roughly 62% of homes being single-family detached houses and about 73% of occupied units owned by the people living in them, most homes here are detached houses on their own ground. Where one has a deck, it is the part of the house most exposed to standing water, snow load and sun.

That combination makes deck coatings wear out faster than siding paint. Horizontal boards hold puddles and melting snow, the tops take direct UV, and stairs and paths between the door and the grill carry the most foot traffic.

Rivers, streams and trees

The town's 2019 Housing Production Plan places its core wildlife habitat mostly in the north of town and along Quick Stream and the Mill River, and the Blackstone River runs along the Main Street–County Street village corridor near the Woonsocket line. A deck near a stream corridor, a wet area or a stand of trees dries slowly after rain and morning dew. Wood that stays damp grows mildew and algae, turns gray faster, and swells and shrinks more often, which cracks thick coatings.

On a shaded, damp deck, a penetrating semi-transparent stain tends to be the safer choice because it soaks into the wood instead of forming a film that can trap moisture and peel. Keeping the gaps between boards clear of leaves and pine needles, and keeping planters and mats from sitting in one spot, also helps the surface dry.

Choosing a finish for the wood you have

Transparent and semi-transparent stains fade gradually, so the next coat is mostly a cleaning and reapplication. Solid stains and porch paints cover more and block more sunlight, but when they fail they peel, and every loose flake has to be removed before recoating. • Pressure-treated pine, new: wait until water soaks in instead of beading, then stain
• Pressure-treated pine, weathered: clean and brighten, then a semi-transparent or solid stain depending on how worn the boards are
• Cedar: shows its grain well under a transparent or semi-transparent oil stain
• Previously solid-stained or painted: can only take another film coat unless fully stripped
• Composite: cleaned, not stained, unless the manufacturer approves a coating

Prep, repairs and the weather window

The work begins with a deck cleaner or stripper matched to the old coating, a careful low-pressure rinse so the wood fibers are not torn up, and a brightener to neutralize the cleaner. Raised grain is sanded, popped nails are reset or swapped for screws, and soft or split boards are flagged for replacement. Railings and balusters get the same prep as the floor even though they take far less wear.

Older houses and painted porches

About 22% of housing units date to 1939 or earlier, including mill-era homes in the village districts.
