Pakachoag Hill Painters — Pakachoag St, Malvern Rd, Harrison & Jerome Aves
The state's historic inventory maps Pakachoag Hill as an old farming and residential area, with 56 recorded buildings dated from 1730 to 1926. Most houses nearby are far younger, so the right paint plan depends on which kind you own.
What the state inventory records on the hill
The Massachusetts Historical Commission (MHC) keeps an inventory area it spells 'Packachoag Hill', classed as agricultural and residential. We matched its boundary against the MHC's building records and found 56 entries inside it, 54 of them homes or former homes. Forty-two carry a date between 1850 and 1899. The oldest are farmhouses: Curtis Farm at 71 Curtis Street (1730), the Ebenezer Burnap-Chapin House at 340 Pakachoag Street (1795) and the John Elder farm at 23 Pakachoag Street (1800), all tagged Federal. Indian Spring Farm and Elmdale Farm, also on Pakachoag Street, are tagged Greek Revival.
Later records fill in side streets. Malvern Road has a run of houses from 1885 to 1890, most of them labeled Victorian Eclectic or Italianate, and Harrison and Jerome Avenues hold houses dated 1880 to 1895. Two 1876 houses at 380 and 384 Pakachoag Street are listed as workers' housing. Four of the 56 records are marked demolished, including an 1875 Second Empire house on Maple Drive. The town's 2019 master plan adds that a Nipmuck village stood on the hill, and the 54-acre municipal golf course off Pakachoag Street opened in 1932.
Census numbers put that history in proportion. The hill straddles two tracts that also cover a lot of ground beyond it. In Tract 7364, the median home was built in 1973 and only 8.8% of units date to 1939 or earlier; in Tract 7365 those figures are 1976 and 11.2%. In each tract, about 86% of units were built in 1950 or later, so the farmhouses and Victorian houses are a small, concentrated share of what stands nearby.
What makes Pakachoag Hill projects distinct
Federal and Greek Revival farmhouses
A house standing since 1730 or 1800 has been repainted many times, and the bottom layers on wood that old can be lead-based. Before any scraping, a lead test tells you which rules apply; see lead-safe painting. Check sills, corner boards and window casings for loose paint, and prime any bare wood before the finish coats.
1880s and 1890s houses on Malvern, Harrison and Jerome
Eight of the records are labeled Federal, but 17 carry the Victorian Eclectic tag, the most common named style in the area. Where a house of that era still has its porch posts, brackets or window hoods, each piece needs hand prep and a brush, which takes longer than open clapboard. An estimate written after a walk around the house will account for that time better than square footage alone.
Plain or remodeled older houses
Eighteen records list 'no style' and three say 'altered beyond recognition', meaning surveyors saw few original features. On one of these, confirm what the walls are actually made of before choosing products, since a remodel may have changed the siding or trim material.
The postwar houses around the hill
The 1950s and 1970s are the two biggest building decades in Tract 7364, with 288 and 295 units. Everything from the 1950s and most of the 1970s units predate 1978, so the same lead-test step applies before sanding, even though the paint history is shorter than on a farmhouse.

Pakachoag Hill painting questions
Is Pakachoag Hill a historic district with paint-color rules?
No designation shows up for the area or its houses in the state inventory data. The only designated record inside it is the Goddard rocket launch site, a landmark rather than a house. The town's 2017 housing plan named the hill a historically significant area but said the town had no National Register or local historic districts at that time.
How do I find out if my house is one of the 56 inventoried buildings?
Search your street address in MACRIS, the Massachusetts Historical Commission's online database. An inventory form is a survey record and does not by itself restrict repainting, but it can tell you the recorded build date and style, which helps when choosing colors.
My house on Malvern Road dates to the 1880s. What should I expect from an exterior repaint?
Plan for a lead test first, then careful prep of every loose edge on trim and siding. Decorative pieces such as brackets or turned porch parts add hours, so ask for an estimate written after someone has walked the whole house. Our exterior painting page covers the process.
Where can I find painting cost figures for this area?
AJ does not post prices. The Massachusetts exterior painting cost page gathers market data, and a free written estimate after an on-site visit covers your specific house.
