Nobscot Painters — Northwest Framingham

Nobscot grew up around the crossroads where Edgell Road meets Water Street and Edmands Road. In the 1700s the spot was called Brackett's Corner, after Solomon Brackett's bakery, and an early branch of the Boston Post Road ran through it along Edmands and Nixon Roads. According to the city's own neighborhood description, it stayed a quiet place of a chapel, a school and a post office among fields and orchards until the 1950s, when single-family subdivisions, apartment buildings and shopping plazas filled in around it.

The census numbers show how complete that shift was. In tract 3839.02, which takes in the Water Street side of the village, about 95% of homes are single-family detached and roughly 94% are lived in by their owners. More than half the houses in that tract went up between 1950 and 1969. For a painter, that means the typical Nobscot job is a one-owner post-war Cape or Ranch that has been through several repaint cycles, not a rental building.

The older layer is small but real. The Historical Commission's inventory lists the Patterson Tavern–Solomon Brackett House on Edmands Road (dated 1750–1760), the Capt. Thomas Nixon House (1780–1790, documented by the Historic American Buildings Survey and protected by a preservation restriction), the Nobscot Grange Hall on Edgell Road and the 1878 Nobscot Community Church on Water Street. None of these sit in a local historic district, so Historic District Commission review does not apply, but a deed restriction can carry its own conditions, and owners should check theirs before changing a facade.

Mid-century siding with decades of coats

A house built in 1962 and repainted every eight to ten years can carry five or six layers on its clapboards and trim. Thick, aged film is where peeling and cracking start, so prep on these homes is mostly about finding where the old layers have let go and scraping back to a sound edge before priming. Woods, hills and shade

Nobscot borders Nobscot Mountain, Doeskin Hill, Callahan State Park and Garden in the Woods. Lots backing onto tree cover dry slowly after rain, which feeds mildew on north-facing walls and soft spots on sills and the bottom courses of siding. Washing and a mildewcide treatment come before any color goes on, and rotted boards get replaced rather than painted over.

Eighteenth-century houses need a gentler hand

The oldest inventoried houses, on Edmands Road, date to the mid-1700s, and whatever original trim and siding survives on them has been expanding and shrinking with the seasons for centuries. Power-washing at high pressure can force water into those joints and gouge old wood, so hand scraping and careful sanding are the safer route. The city notes that many older buildings here carry a date board giving the year built and sometimes the first owner; those boards are worth masking and protecting during the work.

Owner-occupied means scheduling around a household

With so few rentals, a repaint here usually means working around a family that stays home through the job. Interior work in Ranches and Capes often means painting one floor or wing at a time so bedrooms and the kitchen stay usable.
