Cliftondale Painters — Cliftondale, Saugus

The Massachusetts Historical Commission's 1985 survey of Saugus describes Cliftondale in 1830 as little more than a cluster of houses where Lincoln Avenue meets Essex Street, with a snuff and cigar shop and an earthenware works nearby. A short-lived horse railway (1860–1863) ran to the Clifton depot with the stated aim of encouraging house building here. Developers laid out speculative streets in the later 1800s, but the survey says few houses went up until building picked up in the first decade of the twentieth century.

Rail traffic and streetcar service made Cliftondale the town's commercial hub by 1897, with shops on Essex Street at Lincoln Square. The survey says the grander houses of that era went up along Essex and Lincoln, and its 1985 finder's aid points to central Cliftondale for Late Industrial homes. After 1915, large subdivisions with small lots and cottage-like houses opened at Baker Hill, just south of the village.

Census estimates back this up. In the block group containing 54 Essex Street, 569 of 749 housing units were built in 1939 or earlier, and the median build year is 1938. A neighboring block group, which takes in the mapped Cliftondale place point, also has a median of 1938. About a third of units in the Essex Street block group sit in two- to four-unit buildings.

Turn-of-the-century trim on the main streets

Across Saugus, the town report describes Late Industrial houses with Italianate details, Queen Anne fancy shingles and porches, and sometimes bays or towers. Where a house on Essex Street or Lincoln Avenue still carries trim like that, it needs scraping, priming and caulking piece by piece. That takes longer than flat siding and should be written into the estimate.

Two-family and small multi-unit buildings

With roughly 31% of units in two- to four-unit buildings, an exterior job here can easily cover more than one household. Shared porches, stairs and entries need a schedule every occupant knows about, and if the units have separate owners, they should agree on colors before work starts.

Lead is a realistic assumption

With a median build year of 1938 in the Essex Street block group, original wood surfaces have had close to ninety years to build up coats. Any coat applied before 1978 may contain lead. Smaller Baker Hill houses

The survey describes the post-1915 Baker Hill lots as small and the houses as cottage-like, which can leave little room between neighbors. Ladder placement, drop cloths and overspray control on a tight side yard affect how a crew sets up, even when the house itself is modest.
