Warrendale Painters — Warren Street to the Watertown line

A community-run guide, Waltham Community Web, places Warrendale between Route 60 and Warren Street on the Watertown line. The city publishes no formal boundary, and we found no historical survey or state inventory form for the neighborhood, so this page sticks to what the census shows.

Addresses on Warren Street, Beal Road, Madison Road, Beaver Street and Wilbur Street all fall in Census Tract 3691, which is a proxy rather than a neighborhood boundary. Of its 2,094 housing units, 80.7% are single-family detached and none are in buildings of 50 or more units. The median year built is 1954. Units from 1940–1949 and 1950–1959 together make up 41.1% of the stock, another 23.0% predate 1940, and just 5.0% were built in 2000 or later. Owners occupy 82.0% of the occupied homes, compared with 49.7% citywide.

Paint layers from before 1978

In this tract 81.8% of units were built in 1979 or earlier. Any house from those decades can carry lead-based paint under later coats, on clapboards, window sash and porch parts alike, so exterior scraping and interior sanding on a pre-1978 house are handled under lead-safe rules.

A detached house means all four walls, plus the trim, gutters and soffits, are part of an exterior job, and each side weathers at its own pace. Sun, shade and runoff differ by side, so prep is judged wall by wall.

Siding that may not be the original

The census does not record cladding. On a house sixty or seventy years old, the walls may be original wood, or wood covered by a later product. Identifying what is actually there, and what condition the trim beneath it is in, comes first in any exterior estimate.

The owner makes the call

With 82.0% of homes owner-occupied and 80.7% detached, there is often no association or landlord to clear colors or dates with. That makes scheduling simpler than in the denser parts of the city.
