Springdale Painters — Springdale, southern Canton
Springdale is a village at Canton's southern edge, near the Stoughton line, and in the census tract around it about twice as many housing units sit in buildings of five or more units as in detached single-family houses.
A rail-and-water-works village on the town's south side
Springdale had its own stop on the Stoughton Branch. The Old Colony Railroad built a station there in October 1891 to replace an 1855 building, and it was closed and torn down on July 1, 1940. A village landmark is the Canton Water Works pumping station at the Pine Street railroad crossing, near brook and wetland and close to the Stoughton line. A 2017 Canton Citizen history describes it as Richardson Romanesque, built of patterned red brick on a granite foundation under a high slate roof with a copper cornice, with the date 1888 on its parapet. Water began flowing from it in May 1889.
We found no published survey of Springdale's houses, so the rest of this page relies on the census tract that contains Pine Street, Tract 4151.03, which also takes in areas beyond the village. Its 2,076 housing units have a median build year of 1984. Single-family detached houses account for 29.8% of them, while 60.4% are in buildings with five or more units. Before 1980 is the build period for 43.8%, and 11.5% date from 1939 or earlier; renters occupy 31.4% of units.
What makes Springdale projects distinct
Multi-unit buildings set the pattern
With six in ten units in larger buildings, exterior painting for many homes in this tract is decided by a condo association or property manager rather than one owner. That can mean a board vote, a certificate of insurance and a schedule built around residents.
Unit interiors are the owner's job
Inside a condo, walls, ceilings, doors and trim usually belong to the unit owner while the building shell does not; the master deed spells out the line. Our Canton interior painting page covers room-by-room work.
Mostly post-1980, but not all
More than half of the tract's units (56.2%) were built in 1980 or later, after the 1978 federal ban on lead paint for homes. The other 43.8% are older, so an older house or building should be tested before sanding; see our lead-safe painting page.
Low ground near brooks
The pumping station stands by brook and wetland on Pine Street. On houses close to wet ground, the bottom of siding, sills and foundation trim are where moisture shows first, so check those spots before choosing paint.

Springdale painting questions
I own a condo near Springdale. Can I hire my own painter?
For the inside of your unit, generally yes, subject to association rules on hours, elevators and debris. Exterior siding, trim and common hallways are normally handled by the association, so check your master deed and rules first.
What does an association need from a painting contractor?
Usually a certificate of insurance naming the association, a written scope and a schedule. AJ Painting is licensed and insured and provides a written estimate after a free on-site visit.
Is Springdale in a historic district?
We found no historic district for Springdale. Canton's demolition delay bylaw applies to significant buildings built before 1940, which concerns demolition rather than painting.
How can I estimate the cost before I call?
We don't give prices online. The Massachusetts painting cost guide explains market data and the factors behind a quote, and our exterior painting page for Canton explains what outside work involves.
Cost reference for Springdale projects
Expect Canton work here to land in the mid range of typical Massachusetts contractor market pricing, depending on scope. See the Massachusetts cost reference and interior painting in Canton.
