Dedham's housing spans several centuries, and the inside of a house tells you which part of that history you own. Census estimates put the median construction year at 1956. Close to 30% of units (3,211 of 10,828) were built in 1939 or earlier, and another 40.9% went up between 1940 and 1969, with the 1950s alone accounting for 2,178 units. Only 16.7% date from 2000 or later.

That spread matters for interior work because the surfaces change with the era. A house from before 1940 is more likely to have original plaster and several generations of paint on its trim. A postwar house may have plaster, drywall or a mix, depending on how it was built and what has been redone since. A recent build will have drywall and a builder's finish that is often a flat, thin coat. Each calls for different prep, and the estimate should say what that prep is.

Plaster walls and ceilings in older rooms

Plaster takes paint well when it's sound, but older plaster moves. Hairline cracks over doorways, sagging ceiling sections and patches that were filled with the wrong compound all show up once fresh paint goes on under raking light. Before painting, the walls should be checked by hand and eye: loose areas reattached or cut out, cracks opened and taped, and old patches feathered so they don't telegraph through the new finish.

Ceilings deserve their own look. In older rooms they are often the largest stretch of original plaster left, and a ceiling that has been painted many times can peel in sheets if a new coat is incompatible with the layers underneath. A small test patch shows whether a product bonds before it goes on the whole ceiling.

Lead paint is a real question here

About three of every four Dedham housing units (75.7%) were built before 1980. The census groups the 1970s into one bucket, so it can't say exactly how many predate the 1978 federal ban on lead in residential paint, but the share is large. In those houses, sanding window sashes, scraping stair balusters or cutting into old trim can release lead dust.

Paid work that disturbs painted surfaces in pre-1978 homes falls under federal and Massachusetts lead-safe rules: containment, dust control and specific cleanup. Trim, doors and windows by era

Woodwork usually carries the heaviest paint buildup. In the Dedham Village Historic District, the National Register nomination describes a group of Federal houses around Franklin Square built from 1798 onward, and records that two 1798–1799 houses on High Street retain their original 9-over-6 wood window sash. Interior trim in houses of that age can hold layers of oil-based paint that need a bonding primer before a modern waterborne enamel will stick.

Mid-century houses bring different trim: simpler casings, flat-panel or slab doors and, in some kitchens and dens, stained wood that owners now want painted. Glossy stain or varnish has to be deglossed and primed first, or the new paint will scratch off with a fingernail.

Scheduling and living in the house

Interior work can be phased room by room so you keep a working kitchen and a place to sleep.
