Wood, shade and the finish that suits them
A deck's finish fails from the top down. Horizontal boards take rain, snow, leaf litter and direct sun, while railings and stair stringers get off lightly. That's why a deck can look fine from the yard and show bare gray wood when you stand on it.
Before choosing a product, it helps to know three things: what the boards are made of, what finish is on them now, and how quickly they dry after a storm.
Lots near the Fells and under big trees
Part of the Middlesex Fells Reservation lies inside the city's northern edge, and the Mystic River runs through the middle of town. Any deck shaded by woods or mature trees, whether on a Fells-side street or in a backyard anywhere else, stays damp longer and gathers pollen and seed in its gaps. Algae, mildew and soft board ends follow.
Those decks need a real cleaning with a wood cleaner and a brightener, gaps scraped out so water drains, and a stain with mildew resistance. Cutting back overhanging branches to let in sun and air also helps the finish last.

- Cedar or mahogany: a penetrating oil stain shows the grain and renews without stripping
- Already solid-stained: stay solid, or strip to bare wood before going lighter
- Painted porch floors and steps: recoat with a porch and floor enamel rather than switching systems
- Composite or PVC: clean only, unless the maker approves a coating
Rear stairs and porches on two-families

Can a deck be stained in late October?
Sometimes, on a dry, mild stretch with sun-exposed boards. Shaded decks often stay too damp. Staining wet or cold wood leads to poor penetration and early failure, so waiting for spring is often the better choice.
How often will our deck need re-staining?
It depends on sun, shade and the product. Semi-transparent stains on sunny decks tend to need refreshing sooner than solid stains, and floor boards wear faster than rails. Re-coating when the color fades, before bare wood shows, saves stripping later.
