Pinehurst Painters — Southeast Billerica

The Census Bureau draws Pinehurst as its own census-designated place: 3.77 square miles between Burlington to the southeast and Bedford to the southwest, with Route 3A running through it. The 2020 count found 7,368 residents and 2,513 housing units, of which only 1.8% stood vacant. Spread over the village's land area, that works out to roughly 674 homes per square mile, a suburban density of houses on individual lots rather than rows or apartment blocks.

Published history for Pinehurst itself is thin. The Massachusetts Historical Commission's 1980 reconnaissance report for Billerica records that subdivisions opened at Pinehurst around 1910–20, but we found no MHC area survey, National Register listing or local historic district for the village. This page therefore sticks to what the Census numbers show and does not guess at house styles or street-by-street dates.

Those numbers are clear on two points. The American Community Survey puts the median year built at 1972, and 1,036 of the 2,339 units it counts (44.3%) went up between 1960 and 1979. And the village is almost entirely detached single-family housing: 2,154 units, or 92.1%, with 97.4% of occupied homes lived in by their owners. A smaller layer of 270 units dates to 1939 or earlier, and 516 were added in the 1980s and 1990s.

Two-thirds of homes predate 1980

By the Census estimate, 1,534 Pinehurst units (65.6%) were built before 1980, and the federal ban on lead in residential paint took effect in 1978. Decades of coats on 1960s–70s trim

A house built in the 1972 median year can carry several decades of paint. When an older coat loses adhesion, anything applied over it fails too, so the inspection before an exterior paint job in Billerica looks for peeling down to bare wood, soft sills and open joints at corner boards before any color goes on.

Owner decisions, owner schedules

The Census counts 97.4% of occupied homes as owner-occupied, and buildings with two or more units add up to under 5% of the housing stock. Billerica's four local historic districts are named for the Center, the North Billerica Mills, the Corner and Richardson's Mill.
