East Billerica Painters — Canal and railroad village

The Massachusetts Historical Commission's reconnaissance report calls East Billerica a secondary center that took shape as a canal and railroad village. The Middlesex Canal, dug between 1795 and 1801, passed through East and North Billerica, and its stone abutments over the Shawsheen and Concord rivers survive. The railroad from Boston to Lowell, opened in 1835, ran beside it and pushed the canal out of business by mid-century. Before either, in 1764, William French put a sawmill on Content Brook here.

The village never grew large. Of the years from 1830 to 1870, the same report records only an extremely small cluster of houses at East Billerica, also known as Pattenville. Its passenger station on what is now the MBTA Lowell Line, about two and a half miles down the track from North Billerica, closed in 1965. A 1975 local study titled History of a Neighborhood in East Billerica is listed among the report's sources.

We could not match East Billerica to a census tract with confidence, so the housing figures on this page are for Billerica as a whole. Across town, the median home was built in 1973, 61.5% of units predate 1980, and 73.3% are single-family detached houses. Treat those as background, not as a profile of any one street.

Town-wide, the 1960s and 70s dominate

Across Billerica, 39.5% of homes were built between 1960 and 1979. Those houses are younger than anything from the canal years but still older than the 1978 lead-paint ban, so interior doors and casings that were never stripped need the same care as old clapboards. Older houses from the canal and rail years

Where a house does date from the 1800s, its exterior may carry many layers of paint. Failed coats have to be removed down to a firm surface before primer goes on, or the new paint will lift with the old. See exterior painting in Billerica.
