Pawtucketville Painters — Mammoth Road, Varnum Avenue & University Avenue

The UMass Lowell Library's guide to Pawtucketville traces the name to the village on the north end of the 1792 toll bridge at Pawtucket Falls. The area was part of Dracut until 1874. The Moody Street Bridge of 1895 opened East Pawtucketville as a suburban tract, and the land east of Mammoth Road became a neighborhood mostly of Irish and French-Canadian families. West Pawtucketville, by contrast, kept its farms until rising taxes and subdivisions ended them in the 1950s. A few much older houses survive, including the Varnum and Edward Colburn garrison houses, both dated 1676.

A 2005 state survey form for the St. Jeanne d'Arc parish buildings describes Pawtucketville as a neighborhood of modest single-family homes and apartment buildings, built mostly from the late 1800s into the early 1900s. That is about as specific as the published record gets for the housing stock; no area survey of the postwar streets turned up.

Census data fills in the later decades for one slice of the neighborhood. In the tract containing University Avenue and Mammoth Road, only 23.2% of the 2,656 housing units date from 1939 or earlier, while 35.4% were built in the 1960s and 1970s and 16.3% since 2000. Single-family attached units make up 15.8%, and 21.9% of units sit in buildings of 20 or more.

Two building eras, two kinds of prep

A c. 1900 house east of Mammoth Road may have wood clapboard and several generations of paint, while a 1970s house has had fewer decades to build up coatings. Scraping, priming and repair needs differ between the two, so the scope gets set house by house.

Pre-1978 doesn't only mean Victorian

In this tract 68.7% of units predate 1980, and the largest single decade is the 1970s at 21.6%. Paint applied before the 1978 federal ban can contain lead even on a house that looks modern, so testing matters here as well; see lead-safe painting.

Townhouses and complexes

With 15.8% of units single-family attached and 21.9% in buildings of 20 or more units, more than a third of the tract's units share walls or a building. Where those are condominiums, the association's documents decide who controls exterior color and timing; condo painting in Lowell covers that process.

No local historic district

Pawtucketville is not among the named Lowell Historic Board review districts. For the few far older houses, such as the two 1676 garrisons, it's worth asking the city and the Massachusetts Historical Commission whether any preservation restriction is recorded before exterior work.
