North Weymouth Painters — Sea Street, North Street & Bicknell Square

North Weymouth sits on the peninsula between the Fore and Back rivers, where the town was first settled in the 1620s. Its Sea Street district holds houses from a ca. 1650 Cape to 1910s bungalows.

About the neighborhood

A shoemaking village on a rise above the Fore River

The Sea Street Historic District covers about 49 acres around Beals Park, where North, Sea and Bridge streets meet, and runs along Shaw, Athens and parts of Pearl and Curtis streets. Its National Register nomination counts 156 resources, 120 of them contributing. The Bicknell House at 82–84 Sea Street, a full Cape traditionally dated to about 1650, is called the oldest surviving dwelling in Weymouth.

Most of what stands here went up between the mid-1800s and the early 1900s, when shoemaking carried the village. Shoemakers worked in small yard shops known as ten-footers, and at least eight larger shoe and boot factories stood inside the district. Four of those survive as homes, at 189 and 208 North Street, 11 Athens Street and 48 Sea Street. The 1926 Bicknell School at Bicknell Square became 58 housing units in 1986.

The typical building, per the nomination, is a 1½-story wood-frame house on a cut-granite foundation with an asphalt-shingled gable roof. Colonial, Federal and Greek Revival houses are well represented, mansard roofs stand out on Sea and North streets, and 1910s bungalows such as 17 Athens Street and 88 Sea Street appear too. By 1876 a county map showed the village densely built apart from a few estates at its edges, and the houses still stand fairly close to their neighbors.

What makes North Weymouth projects distinct

Asbestos shingle, vinyl and original wood on one street

The nomination records wall materials ranging from wood weatherboard and shingle to vinyl, aluminum and asbestos. The mansard houses at 246 North Street and 16 Curtis Street are both described in asbestos shingles, while 27 Pearl Street keeps wood shingles. Asbestos-cement siding can be painted, but it should not be sanded, scraped hard or power-washed at high pressure, so the cladding on each wall has to be identified before prep is planned.

Former factories now used as homes

The four surviving factory buildings are larger than the cottages around them, and their cladding decides the scope. Where the walls are wood, it is a full-wall job measured by area and height; where they have been covered, the painting shrinks to window casings, doors and whatever exposed wood remains. That is worth confirming before comparing quotes.

Slopes, retaining walls and tight side yards

The district rises in the middle and falls away to the south on North Street and to the east along Shaw and Curtis. Low stone retaining walls line some inclined lots. Uneven ground and narrow gaps between houses affect where ladders and staging can stand and how drop cloths and debris containment are set up.

Peninsula exposure

Sea Street sits on a rise about half a mile south of the Fore River, on a peninsula with the Back River on its other side and Boston Harbor just to the north. We found no measured data on wind or salt exposure for these streets, so how hard the weather hits a given wall is judged at the house rather than assumed from the map.

North Weymouth painting questions

Does being in the Sea Street district limit my paint colors?

National Register listing on its own places no restrictions on a private owner's project unless federal money is involved, according to the National Park Service. Weymouth's demolition delay ordinance can apply to historically significant buildings 100 or more years old, but it concerns demolition, not repainting. If you plan to replace siding or trim as well, ask the Historical Commission whether anything else applies.

My house has asbestos shingles. Can it still be painted?

Usually, yes, as long as the shingles are intact. The prep is limited to gentle washing and hand cleaning rather than sanding or aggressive scraping, and cracked or broken pieces should be assessed before any coating goes on.

What about lead paint in the older houses here?

Nearly four in five homes in this census tract were built before 1980, and any coating applied before 1978 may contain lead. Exterior and interior prep on those surfaces follows lead-safe practices, with containment that matters more when houses sit close together.

How can I budget before getting an estimate?

We don't post rates. Massachusetts painting cost data gives a starting range, and a 1½-story house with simple trim will sit differently in that range than a mansard-roofed house or a converted factory.
