Gleasondale Painters — Assabet River mill village

Textile making here goes back to 1813, when the Rock Bottom Cotton & Woolen Company built a wood-framed mill at what was then Randall's Mills. Benjamin Gleason and Samuel Dale bought the business in 1848, by Stow's account. After the wooden mill burned on May 8, 1852, the five-story brick building that still stands went up in 1854, and during the Civil War the mill turned out cloth for Union Army clothing and blankets. In 1898 the village took its owners' names.

Stow's town history describes workers' housing lining the road through the village alongside the owners' more elegant mansions, and says some of each survive as private homes, while the mill now serves as an industrial park. The dam is still in place, though it no longer powers anything, and Gleasondale Station, one of two rail stops in Hudson, closed in 1965. Today the village is small: a few residential buildings and the old mill complex. It uses Stow's 01775 ZIP code.

Two kinds of 19th-century house

Stow's history names two surviving building types, the workers' housing and the owners' Victorian mansions, and they can call for very different scopes. Porches, brackets and other decorative detail take far more hand prep than flat siding and plain trim.

Next to the river

On a house close to the Assabet, check the moisture in the wood before priming, especially on north-facing or shaded walls, which dry more slowly after rain or dew. Leaving extra drying time between coats on those sides helps the paint bond.

Old layers, careful removal

Any house from the village's mill era is old enough to carry lead paint beneath newer coats. Paid work that disturbs more than 20 square feet of exterior paint on a pre-1978 home must follow EPA lead-safe practices; the lead-safe painting page explains what that involves.

Because the village crosses a town line, confirm whether a property sits in Hudson or Stow before assuming which town's rules, permits or offices apply. The mailing address alone won't settle it, since the whole village uses the Stow ZIP code.
