Bear Hill Painters — Beaver, Birch and Maple Streets east of the center

Bear Hill is lightly documented, but what the state inventory and census do show is a mix of very old and fairly new houses. Painting needs follow that split.

About the neighborhood

What the records say about Bear Hill

The Massachusetts Historical Commission keeps a residential inventory area it spells 'Bearhill', east of the town center along Beaver, Birch and Maple Streets. Only ten buildings were ever recorded inside it, and six of those records are marked demolished, including the Seth Thayer farmhouse on Birch Street (dated 1753) and the Jonathan Whitney house on Beaver Street (1764). Six of the ten records list an agricultural use.

The four not marked demolished are the Abel Albee house at 69 Beaver Street (1851), the former Bearhill School at 100 Beaver Street (1859), whose record also lists use as a single-family home, and two houses dated 1920 at 33 Beaver Street and 40 Maple Street, the latter tagged as a bungalow. MHC's 1983 survey of Milford adds one more detail: between 1915 and 1940, single-family houses went up along the western base of Bear Hill, on East Street and Haywood Street.

Bear Hill falls across two census tracts, and both reach well past the hill, so treat their numbers as background. Tract 7442.02, which holds East Street, 33 Beaver Street, 40 Maple Street and 37 Birch Street, has a median build year of 1962; 28.3% of its 2,109 units predate 1940 and 38.5% are in two- to four-unit buildings. Tract 7442.01, which holds 69 Beaver Street and Bear Hill Road, has a median build year of 1993, with 35.5% of its 929 units built in the 1990s and 61.8% detached single-family.

What makes Bear Hill projects distinct

Farm-era houses from the 1800s

An 1850s farmhouse or a converted schoolhouse may carry many layers of paint over its original wood, and the spot to check closely is where the sills meet the foundation. Prep is slow and specific: loose paint off, bare wood primed, rotted sill and trim sections repaired before any topcoat.

A 1920 bungalow and interwar single-family houses

The two houses dated 1920 and the 1915–1940 houses at the hill's western base all predate 1978, so any sanding or scraping should start with a lead test and follow lead-safe work practices if paint comes back positive. Where a bungalow has exposed rafter tails or a deep porch ceiling, those surfaces add brush time that a square-footage estimate can miss.

Houses from the 1990s

In Tract 7442.01 the median home dates to 1993. On a house that age with few coats of paint, the work usually centers less on scraping and more on caulk joints that have shrunk and trim close to grade. The federal RRP lead rule covers pre-1978 housing, so it does not apply to these houses.

Bear Hill painting questions

How can I tell whether my Bear Hill house needs a lead test before painting?

Check the build year on the assessor's card. If it is before 1978, test before anyone scrapes or sands. In Tract 7442.02, 60.7% of units predate 1980, while in Tract 7442.01 the figure is 38.1%, which leaves about six in ten units there built in 1980 or later.

Is there any historic review for houses on Beaver Street?

The MHC inventory is a survey record, not a regulation, and none of the ten Bear Hill records carries a National Register or other designation in the state's inventory data. Our research also found no local historic district in Milford.

My 1990s colonial's trim is peeling near the ground. Why there?

Trim within a foot or so of soil or mulch stays wet longer and takes splash-back, so paint there can fail before it does on the rest of the house. Soft sections get cut out and replaced, then primed on all sides before painting.
