Baldwin Painters — Sacramento, Oxford, Frost & Wendell Streets

Baldwin, called Agassiz until 2021, packs Italianate houses, three-deckers and frame apartment blocks onto lots carved from old farmland north of Harvard. In the census tract around the Baldwin School, 81.9% of housing units date from before 1940.

About the neighborhood

Farm lots that filled up one subdivision at a time

The Historical Commission traces the land north of Wendell Street to farms held by the Frost and Cooper families, which were split into separate subdivisions in the 1800s, each with an identity you can still read on the street. Sacramento Street, laid out in 1851 for a returned gold-rush prospector named Charles McClure, began with lots of 7,300 to 15,500 square feet. Those 100-foot frontages proved impractical, and the street filled in at 50 or 75 feet wide. With no setback or use restrictions, building there was uneven, and the Commission describes the result as more varied than the streets around it.

A Beacon Street streetcar arrived in 1886 and drew tradesmen and Kendall Square factory workers; the empty lots then filled with some of the densest housing in the city. The last big wave on Sacramento came in 1912–13, when four Mission Revival three-deckers and an apartment house called El Pueblo went up. Across the wider neighborhood, the city's 2003 study records apartment construction continuing through the 1950s and townhouses built in the 1960s and 70s.

The city's 2023 neighborhood profile counts 1,845 dwellings on 192 acres. Single-family houses are just 10.0% of the units but 36.7% of residential properties, and two-to-four-unit buildings make up 55.4% of properties. About 36% of residents live in group quarters such as dorms, and 28.8% of dwellings are owner-occupied. The city's list of designated landmarks includes 41 Sacramento Street, the 1857 William Dean Howells house, and two houses on Oxford Street.

What makes Baldwin projects distinct

Bracketed eaves and Italianate trim

The Commission calls the Howells house a rare Cambridge example of its Bracketed Italianate sub-type, and McClure's first house on the street, at 20 Sacramento, was an Italianate mansion. Where a bracket meets a soffit, the joint can trap water; probe those spots for soft wood and prime every reachable face before finish coats go on.

Houses that fill their lots

The Commission notes that nearly all of the Howells house's near neighbors are later 19th-century houses that fill their lots. With little room between walls, ladders and staging may stand beside the next owner's windows and plantings, so drop cloths, access and wash-down need planning with the neighbor.

Old swamp ground

Part of the neighborhood sits on the former Pine Swamp between Oxford and Kirkland Streets, and the city's 2003 study ties its infill to basement flooding. If a basement takes on water, check the sills and lowest clapboards for moisture before painting them; a coat laid over wet wood can peel from behind.

Paint layers from before 1980

In tract 3536, which takes in the Baldwin School and parts of Frost, Garfield and Wendell Streets, 92.3% of housing units were built before 1980. Scraping porch floors, sash or trim in a building that age is lead-safe work, with containment and HEPA cleanup.

Baldwin painting questions

Is Baldwin inside a historic district?

We found no local historic or conservation district covering it; the Mid Cambridge district's boundary runs along Kirkland Street. Individually designated landmarks are different: the city says a Commission certificate is needed before a building permit for work on one, though the Commission's Howells house report states that landmark review covers exterior features other than color. Check the landmark list if repairs go beyond paint.

What colors suit an 1850s Italianate house?

The Historical Commission's guidance for 19th-century houses is a three-part scheme: one color for the body, one for trim and brackets, one for sash and doors. Owners outside regulated districts can book a paid color consultation with its staff.

Can a Mission Revival three-decker be painted like a clapboard one?

Only if the walls are wood. The style name describes the look, not the material, so the cladding has to be confirmed on site. Stucco or masonry calls for a breathable masonry coating; wood siding gets scraped, primed and finished like any clapboard.

What does painting a house here cost?

Lot access, height and the amount of bracketed trim all affect the number. AJ doesn't publish prices; see Cambridge cost data for market ranges, then get a free written estimate.
