Painting inside a town where the median home dates to 1938
Census estimates put the median construction year of Brookline's housing at 1938, with 51.7% of units built in 1939 or earlier. Only about 8.7% went up in 1990 or later. Prewar walls and ceilings were typically plaster over wood or metal lath, though later renovations may have swapped some rooms to drywall, so a single house can have both.
Building type matters as much as age. Single-family detached houses account for 18.3% of the town's units; 25.7% sit in two- to four-unit buildings and 50.8% in buildings of five or more. In a unit with a neighbor on the other side of the wall or across the landing, dust, odor and working hours all have to be planned around people who are not part of the job.
Repairing plaster before it gets paint
Old plaster tends to show trouble gradually: hairline cracks that reopen each heating season, soft spots or bulges where the keys behind the surface have broken, and ceilings where the finish lifts in flakes. Paint alone won't hide any of those for long. Cracks need to be opened up, taped and filled; loose sections may need to be reattached to the lath with plaster washers before patching; and a flaking ceiling has to be scraped back to a layer that is firmly bonded.
Patching compounds and setting plasters need time to dry before primer goes on, so rooms with a lot of repair take longer than the square footage suggests. Plan furniture moves and room-by-room sequencing with that in mind.

Lead dust is the prep issue that matters most
Of Brookline's housing units, 86.0% date from 1979 or earlier, and federal rules apply to homes built before 1978. Under the EPA's Renovation, Repair and Painting rule, paid work that disturbs paint in that housing has to be done by a certified firm unless it disturbs six square feet or less per room. Massachusetts adds its own requirement: the work must be done by a licensed lead-safe renovation contractor with a certified supervisor present while it is under way.
Sanding window stools, scraping door casings, stripping a stair rail and opening up plaster all disturb old paint. The rules call for containment with plastic sheeting, HEPA vacuuming and a cleaning check before the room is handed back. Trim, doors and woodwork across many decades
Brookline's older housing covers a long span. The Town's report on the Harvard Avenue district, near Brookline Village, traces houses from a Greek Revival built around 1847 to a 1901 row of brick town houses, and the Chestnut Hill North study area was built up between 1886 and 1929. Woodwork from different decades can carry different finishes, from original varnish to many coats of oil paint.
Two checks are worth making before any trim is painted. First, a rub with denatured alcohol shows whether existing paint is latex (it softens) or oil (it doesn't); latex applied straight over glossy oil can peel, so oil-coated trim needs cleaning, sanding within lead-safe limits and a bonding primer. Second, if the woodwork is still stained and varnished, decide deliberately. Painting it is easy; getting back to bare wood later is slow, and in a pre-1978 house any stripping is regulated work.
Painting in an occupied building
Renters occupy 53.1% of Brookline's occupied homes, and for a unit owner who rents, the vacancy between tenants is the practical window for painting. Federal lead rules apply to rentals in older buildings the same way they apply to owner-occupied homes.

The plaster in our Brookline house is cracked in almost every room. Does it have to come out before painting?
Not necessarily. Hairline cracks and small loose patches can be repaired and painted. Replacement only becomes the question when large areas have pulled away from the lath, and that is easier to judge in person than in photos, which is what the free on-site visit is for.
If the job is just a fresh coat, do lead-safe rules still apply?
The rules turn on whether paint is disturbed. Rolling new paint over intact walls doesn't trigger them, but prep in an older house often involves some scraping or sanding of trim, sashes or cracks. Once that disturbance exceeds six square feet in a room of a pre-1978 home, certified and Massachusetts-licensed lead-safe practices are required.
I own a unit in a large Beacon Street building. How do I keep the work from affecting neighbors?
Start with the building's rules on hours, elevator pads and contractor insurance. Then ask how dust will be contained at your unit's door and which low-odor products are planned. If the hallway face of your entry door is a common element, leave it to the association unless the manager says otherwise.
Should we paint the original stained woodwork in our dining room?
It's your call, but treat it as permanent. Paint goes on in a day; removing it later from profiled casings is slow, and in a house built before 1978 the stripping falls under lead-safe rules. If only part of the trim is damaged, refinishing that section may be worth pricing first.
Why does the paint on our old ceiling keep peeling in sheets?
Old ceilings sometimes have early water-based finishes or many brittle layers that lose their grip when new paint shrinks as it dries. The fix is to scrape back to a sound layer and use a primer made to seal chalky or failing surfaces, under lead-safe conditions if the house predates 1978.
